What are the responsibilities and job description for the Property Manager Condominium position at OGDEN & COMPANY, INC?
- Assist with required inspections, communicate deficiencies, and file reports in portal.
- Attend meetings as scheduled.
- Review expenses with PM and obtain competitive pricing as needed.
- On call as needed for emergencies
- Investigate homeowner violations and submit to Board and PM for resolution.
- Submit incident reports to the Board and PM as needed, file in the portal.
- Obtain bids as requested. Forward bids and pertinent information to the Board and PM for input or approval
- Carry out policies as directed by the Board, the Governing documents, and the Community rules and regulations
- Schedule and oversee contractor work in conjunction with Maintenance Supervisor
- Oversee concierge team and assist with hiring and training when needed.
- Respond to homeowner questions in person and via portal. Send notices when necessary.
- Review work orders with Maintenance Supervisor weekly
- Walk property weekly for cleanliness and deficiencies.
- Monitor lease renewals and the storage agreement report. Follow up on new move-ins and renewals and submit them to the board for signature. Record in Vantaca and submit payments. Review monthly with PM
- Prepare, schedule, and communicate schedule to concierges. Submit to PM for payroll.
- Prepare monthly Board meeting agenda for review, submit to Board and PM
- for approval
- Assist in annual budget preparation.
- Review the budget and purchase property supplies as needed in conjunction with Maintenance Supervisor monthly.
- Monitor amenity and fob income to ensure procedures are followed monthly.
- Prepare Preventative Maintenance schedules annually and implement in conjunction with Maintenance Supervisor. Submit to PM and Board for input and review.
