SUMMARY: Responsible for the performance of day to day, scheduled, and emergency maintenance and repairs to buildings, building systems and associated equipment, and grounds for the plant and office facilities. Prioritizes and schedules maintenance tasks and repairs, provides routine hands on repairs and maintenance to facilities and related equipment.

ESSENTIAL DUTIES / RESPONSIBILITIES:
Repair and maintain physical structure of all buildings and grounds.
Perform basic rough and finished carpentry work, drywall, painting, flooring and roof work for building repairs and minor renovations and additions, along with masonry and concrete work.
Perform troubleshooting and basic repair work to building systems, fixtures and equipment, including electrical, lighting, plumbing, HVAC, fire protection, pneumatic, security and emergency/safety systems. Identify any problems requiring the attention of specialized third party contractors.
Develop and maintain preventative maintenance programs and records for selected systems and equipment (including interior, exterior, and emergency lighting, backup generator, HVAC and compressed air equipment, roof fans and air handlers, water conditioning equipment, boilers and hot water tanks, fire protection systems and fire extinguishers).
Remove, rebuild, and repair modular furniture systems and components.
Execute customer work orders on building-related maintenance issues submitted via the Company maintenance messaging software system. Timely respond to all requests and conduct all work in a professional and cooperative manner to ensure satisfaction of internal customers.
Maintain grounds, including walkways, landscaping and pavements, in a clean, safe, and orderly manner. Coordinate snow plowing, salting, and shoveling activities, oversee repair of asphalt and concrete pavements and structures, maintain site signage and striping, etc.
Coordinate setup of conference rooms and assembly areas and provide porter services for various plant meeting activities.
Coordinate and monitor performance of contracted building services functions, including janitorial and trash removal services. Self-perform supplemental services as needed (including emergency cleanup, periodic emptying of external trash cans, inventorying and purchase of supplies and replacement parts, etc.)
Assist supervisor in coordinating and overseeing services provided by external contractors and in inspecting finished work on site.
Assist Equipment Maintenance staff on occasion with repairs to hydraulic and pneumatic equipment.
Available for occasional off-hour and weekend work.
Perform other duties as assigned by supervision.
EDUCATION, WORK EXPERIENCE AND PROFICIENCIES: A High School diploma or equivalent is required for this position. Additional Technical Maintenance training preferred. Minimum of (3) years’ experience working in multi-disciplined facility maintenance with general working knowledge of all trades or equivalent skills training. Must be able to use and operate safely various hand and power tools. Able to work independently, plan and organize activities efficiently, to set priorities, and to manage multiple tasks. A valid driver’s license with good driving record is required. Experience working with and coordinating efforts of vendors and contractors, and in overseeing and performing work in accordance with accepted construction practices, applicable building codes, and OSHA guidelines regarding safety practices is preferred.
PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is encountered with repetitive movement tasks, which requires the employee to stand, walk, stoop, bend, reach, grasp, push and pull materials of various sizes and weights for long periods of time. Must regularly lift or move up to 50 pounds and occasionally lift or move up to 75 pounds, using proper lifting techniques, help from another employee or other available resources such as lifting or moving equipment.
WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the essential duties of this job the employee will be required to work on some occasions on the production floor. The work environment requires the use of Personal Protective Equipment (PPE). Exposure to noise, dust, heat and cold on a regular basis. Exposure to machine and tool hazards requiring care and attention to safety rules and standards.
