MECHANICAL PROJECT MANAGER
POSITION SUMMARY
We are seeking a skilled and detail-oriented Mechanical Project Manager to join our dynamic construction team. The ideal candidate will have extensive experience in managing mechanical systems installations for commercial and industrial projects. This role is critical in ensuring that our projects are completed on time, within budget, and to the highest quality standards while fostering collaboration among internal teams, subcontractors, and stakeholders.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Ensure project completion on time, within budget, and with superior quality and safety.
- Manage MEP construction trades and oversee project sites prior to construction.
- Build teams with contractors, suppliers, system owners, and stakeholders to define project execution plans.
- Identify project objectives and milestones; monitor schedules, processes, and budgets.
- Review design and construction bid packages, providing input on facility design and constructability.
- Manage RFIs, ASIs, and CCDs, ensuring timely owner responses.
- Review proposals and change orders, providing feedback and escalation as needed.
- Analyze project schedules against the critical path and perform variance analyses.
- Track project costs and forecast costs to completion.
- Support the change management process, clarifying scope and technical details.
- Establish quality and production standards, ensuring compliance with project-specific drawings and safety codes.
- Identify project risks and assist in developing corrective action plans.
- Prepare for and represent the company in various meetings, including job kick-offs and project status reviews.
- Document site activities and maintain proper electronic storage.
- Develop and maintain relationships with a diverse customer base.
- Conduct pre-construction meetings with subcontractors and manage the job closeout process.
- Compile and submit O&M manuals as per contract requirements.
- Review and negotiate the prime contract with the owner.
- Ensure pre-punch and final punch lists are maintained and completed on schedule.
- Assist in obtaining building permits and coordinating necessary insurance and bonds.
- Collaborate with business development and preconstruction teams on potential projects.
- Support the superintendent in after-hours work coverage.
- Seek input from staff to improve processes and the overall company.
- Stay informed of industry changes and maintain relationships with owners for timely resolution of warranty issues.
- Ensure effective execution of all BIM services according to the Okland BIM Execution Guide.
- Enforce project safety policies and conduct weekly safety meetings.
ADDITIONAL DUTIES AND RESPONSIBILITIES
- Foster good neighbor relations around job sites.
- Assist project estimators in preparing instructions for bidders and reviewing subcontractor selections.
- Coordinate work among trade contractors and review payroll reports for accuracy.
- Mentor and encourage subordinate growth, building team morale through positive reinforcement.
- Establish goals and develop accountability within the project team.
- Create an open, inclusive environment that inspires teamwork.
- Conduct regular staff meetings for coordination and resolution of critical issues.
- Perform other duties as assigned.
EDUCATION/EXPERIENCE REQUIREMENTS
- Bachelor’s degree in construction management, mechanical engineering, electrical engineering, or a related field, or 10 years of equivalent experience.
- 8 years of experience in commercial construction projects.
- Valid driver's license required.
- Experience with base build projects and mechanical/electrical equipment installation.
- Semiconductor and cleanroom construction experience preferred but not required.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIREMENTS
- Extensive knowledge of construction practices and local, state, and federal building codes.
- Familiarity with a wide range of construction equipment and tools.
- Advanced understanding of construction scheduling and cost control.
