The Regional Manager for Commercial Property Management is responsible for overseeing a portfolio of commercial properties, ensuring they operate efficiently and are managed in alignment with company standards and client expectations. This role involves the direct supervision and support of property managers and maintenance teams, as well as providing financial oversight and strategic input on property operations. The Regional Manager works closely with the Director of Operations and VP of Commercial to maintain high service standards, drive operational efficiency, and maximize property performance.
Reports To: Director of Operations
Overview: The Regional Manager role requires a proactive, detail-oriented leader who can drive performance across a diverse portfolio of properties while building and supporting a high-performing property management team.
Responsibilities/Duties:
1. Portfolio Management
o Act as the primary property manager for assigned commercial properties, overseeing day-to-day operations, budgeting, and tenant relations.
2. Team Supervision and Development
o Directly supervise property managers and maintenance staff, including porters, maintenance technicians, and building engineers.
o Oversee personnel management tasks, including hiring, training, performance reviews, and employee terminations (with Director approval).
o Provide ongoing training and development for property managers, stepping in to manage properties as needed.
3. Financial Oversight and Reporting
o Guide property managers in understanding basic accounting principles and reviewing monthly financial reports.
o Assist with preparing annual property budgets alongside property managers and accounting teams.
o Review monthly financial statements with the Director of Operations to ensure financial accuracy and alignment with company goals.
4. Property Tax Management
o Support property managers in managing property tax protests and ensuring year-end tax adjustments.
o Ensure proper documentation and evidence are provided for property tax protests, including financials, capital expenditures, and market conditions.
5. Reconciliations and Compliance
o Oversee property managers' completion of required reconciliations, ensuring timely review and approval.
o Ensure adherence to property management agreement terms regarding accounts receivable, evictions, lockouts, collections, and capital improvements.
6. Property Onboarding and Offboarding
o Lead onboarding and offboarding processes for properties, coordinating with property managers and the VP of Commercial to ensure smooth transitions.
o Assist with property sales processes by providing feasibility data, rent roll verification, and financial reporting.
7. Client and Owner Relations
o Address any issues or concerns from property owners regarding management services, escalating to the Director of Operations as necessary.
o Ensure communication and compliance with owner requirements on upcoming lease renewals and collaborate with the brokerage team when applicable.
8. Tenant and Lease Management
o Ensure property managers stay on top of lease renewals and coordinate with the leasing team as needed.
o Monitor tenant accounts receivables to meet company guidelines, supporting collections efforts when necessary.
9. Leadership and Meetings
o Lead weekly meetings with property managers, reviewing property performance, documentation, and team progress.
o Set clear goals, assign tasks, and provide mentorship to support the growth and success of the property management team.
10. Additional Duties
o Take on other responsibilities as assigned by senior leadership to support departmental goals and company objectives.
Work Hours: Full time hours- salaried position. Must be able to maintain flexibility in schedule to meet operational needs. This may require occasionally working outside of regularly scheduled hours for emergencies.
Qualifications:
o Bachelor's degree in Business Administration, Real Estate, or a related field preferred.
o Minimum of 5-7 years of commercial property management experience, including supervisory experience.
o Real Estate License (Preferred)
o Strong knowledge of property management software (Yardi preferred), financial reporting, and budget preparation.
o Excellent leadership, communication, and organizational skills.
o Ability to handle multiple properties and prioritize tasks in a fast-paced environment.
o Comprehensive understanding of property management agreements, tenant relations, and compliance standards.
Driving/Traveling Requirements:
· Frequent need to utilize personal transportation to inspect commercial properties that will be managed from this location.
· Must have valid driver’s license and automobile insurance.
