What are the responsibilities and job description for the On-Site Property Manager position at Olive Green?
We are seeking a highly motivated and On Site Property Manager to oversee the operations of our 26 unit property. We are looking for a friendly, outgoing, customer service oriented, sales driven individual. Willing to train the right individual with computer, customer service, and sales experience! The On Site Property Manager will be responsible for managing all aspects of the property, including marketing, leasing, customer service, collecting rents, notices, etc. The ideal candidate will have a strong background in sales, customer relationship management, and facilities management. Must have reliable transportation to go to main office as needed to process payments, process applications, etc.
```Duties```
- Meeting with prospective tenants, taking prospects on tours.
-Prepare leases for prospective tenants
-Complete the move in process
-Move in and move out inspections
-Collect Rent Payments, Deposits, Application Fees and take to main office.
-Process Applications: At main office, conduct credit checks, rental history, background checks, etc.
-Answer phones, filing
-Conduct patio/balcony inspections, breezeway/property inspections, and parking/vehicle inspections
- Maintain a high occupancy rate by ensuring prompt and effective communication with prospective and current tenants
- Oversee maintenance and repairs of the property, ensuring that work is completed in a timely and cost-effective manner
- Develop and maintain positive relationships with tenants, addressing any concerns or issues that may arise
- Implement and enforce property policies and procedures to ensure a safe and enjoyable living environment for tenants
- Coordinate with vendors and contractors to ensure quality service delivery
- Stay up-to-date on industry trends and best practices in property management
-Reporting on Balances and vacants
-Notices to tenants on balances, performance, etc.

Requirements
- Administrative and customer service
- Ability to develop strategic solutions
- Ability to work well both independently and as part of a team
- High-School diploma or equivalent
- Excellent communication and interpersonal skills, strong written and oral communication skills
- Ability to negotiate contracts with vendors and contractors
- Strong time management, follow-up, and organizational skills
