EDUCATION, EXPERIENCE, CERTIFICATION:
Required:
High school diploma/equivalent or one year experience in a related field.
Tax Credit Experience
Preferred:
Bachelor or Associates degree or equivalent.
Previous experience in the multi-family, retail, or hospitality industry.
Previous lease-up/new construction experience.
RESPONSIBILITIES:
Oversee and manage all aspects of assigned property(s).
Manage leasing activities to ensure budget goals are achieved. Hire employees for positions by working closely with the Regional Manager and Human Resources team. Provide guidance, mentorship, support, and discipline when necessary.
Manage, motivate, and supervise on-site team.
Produce weekly and monthly reports compared to budget and outline financial information.
Assist on inspecting for maintenance issues on the property and ensure that the issue is fixed.
Meet all monthly and quarterly revenue growth.
Ability to work long hours.
Make recommendations and modifications regarding property performance and business needs to help the property perform to its full potential.
Analyze market research by staying current on relevant market issues and competitive information.
Review resident leases, applications, price changes, and renewals.
Collect rent monthly & track delinquency.
Conduct move-in orientations and apartment inspections and move-out apartment walks.
Monitor community for compliance to Fair Housing, Fair Employment, and ADA laws and train new associates on laws.
Oversee the purchase of supplies for the property and conduct inventories.
Review monthly financial reports.
Plan and market monthly community functions for residents.
Ensure the overall safety of the associates and residents.
Oversee and manage income and expense revenue.
Manage and Maintain occupancy in the market.
Manage income and expense control for the community.
Inspect common areas and amenities to ensure cleanliness and professional appearance. Take action if standards are not met.

Availability to work a schedule that may be more than 40 hours per week and could require some weekends.
