LEAD/SENIOR BUILDING TECHNICIAN-Indianapolis

Summary/Objective
As a commercial building technician, you will be responsible for maintaining and operating the mechanical, electrical, and plumbing systems with a commercial building ensuring its functionality. You will be required to perform preventative maintenance, troubleshoot issues and coordinate repairs as needed. You will interact with tenants and building occupants to address concerns and maintain a positive building experience. The building technician position is responsible for performing highly diversified tasks. Must be able to work independently.
Essential Functions
• Prioritize and delegate tasks and work orders for maintenance team.
• Communicate with senior real estate manager and administrative assistant timely regarding all work orders and projects.
• Update all required reporting spreadsheets regarding projects.
• Working under general direction, monitors building systems operations and performance.
• Performs complex preventive and corrective maintenance, repairs, and installations of electrical, mechanical, plumbing and/or HVAC equipment, machinery and controls located in the interior and exterior of buildings.
• Has specialized knowledge required in HVAC.
• Operates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment which may include mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems.
• Directly or indirectly support the installation, maintenance and repair of HVAC, electrical, plumbing systems including fire suppression.
• Directly or indirectly support all exterior grounds activities, including snow removal, landscaping, groundskeeping, parking lot maintenance and other exterior areas as needed.
• Assist with troubleshooting and repairs of buildings and installed systems to include plumbing systems, roofs, drains, shop, grounds equipment, and HVAC.
• Ability to use technology such as smart phones, tablets, computers, web-based applications, building automation systems, etc.
• Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities.
• Performs assigned repairs, emergency, and preventative maintenance.
• Perform repair or general maintenance work of facilities, buildings, grounds, and equipment including but not limited to electrical, HVAC, carpentry, plumbing, and painting.
• Competent knowledge of OSHA safety standards, the use and care of tools and equipment used in facilities and grounds maintenance and property repairs.
• Respond immediately to emergency situations.
• Interact with tenants, visitors, customers, and contractors in a professional, timely and courteous manner.
• Maintains the professional appearances of the property, equipment, and common areas.
• Maintains the building lighting system, including element and ballast repairs or replacements.
• Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.
• Complete all required Safety Training as scheduled annually.
• Perform minor repairs and troubleshooting locks and doors.
• Other duties as assigned.

Supervisory Responsibility
This position supervises subcontractors and oversees the day-to-day operations of the local maintenance team.
Work Environment
• This job requires working in commercial spaces including but not limited to industrial, warehouse, and office environments.
• This position will require working indoors and outdoors in various climate conditions ranging from very hot to very cold with rain to very hot and humid. This may include confined locations.

Required Education and Experience
• Driver’s license
• High School diploma or equivalent.
Preferred Education and Experience
• Trade school
• Seven (7) years’ experience doing general maintenance work in a commercial space.
• Two (2) years’ HVAC experience
• EPA universal refrigerant handling license preferred.
• Knowledge of code
Working Hours
Typical workweek is forty (40) hours per week. Work hours are determined by your supervisor. During peak times and seasonal extreme weather-related events, position may require longer hours.
Travel
Travel within the local area is required.
