Summary/Objective


The Maintenance Manager is responsible for planning, directing and overseeing building operations and services by delegating custodial care, overseeing equipment and inventory, coordinating with the Director of Fire and Safety to ensure employee safety on all work sites, and managing maintenance staff .The Maintenance Manager works in collaboration with the Property Manager and leasing team and must communicate with vendors and tenants in a professional manner.


Essential Functions


  • Responsible for the completion of all maintenance service requests as assigned.
  • Complete make-ready process of vacant spaces as directed and perform move in and move out inspections.
  • Maintain inventory controls for cost effective operations.
  • Schedule and complete the “Preventative Maintenance Program.”
  • Coordinate special projects as directed.
  • Assist in monitoring all work being performed by outside contractors.
  • Responsible for 24-houremergency maintenance service as scheduled.
  • Carry pager/cell phone as required for on-call maintenance.
  • Monitor and maintain all building systems as assigned.
  • Complete and direct grounds work as directed by Property Manager which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and other areas.
  • Perform general administrative responsibilities as assigned including biweekly

maintenance reports and fluctuating space reports.


  • Check work completed by maintenance technicians and ensure work completed is correct.
  • Supervise maintenance staff.
  • Work with contractors/vendors.

Supervisory Responsibility


This position has direct supervisory responsibility, overseeing Hartford, Connecticut maintenance team.

  • Frequent sitting, standing and walking, which may be required for long periods of time, and may involve climbing stairs and walking up inclines and on uneven terrain.
  • Occasional reaching with hands and arms, stooping, kneeling, crouching and crawling.
  • Frequent lifting and/or moving up to 10 pounds and occasional lifting and/or moving up to 50 pounds.
  • Close vision, distance vision, and ability to adjust focus.
  • May be required to use vehicle for the performance of duties.
  • On occasion may be required to perform stressful and physical activity.
  • Depending upon assignment may be exposed to inclement weather or be required to work in environments or under conditions that require the use of protective gear and devices and/or awareness of personal safety and safety of others.
  • May be exposed to or required to handle sensitive and confidential information.


Required Education and Experience

  • High school diploma
  • Driver’s license

Preferred Education and Experience

  • Working knowledge of doors and locks.
  • 7-10 years’ experience in all areas of commercial maintenance.
  • Proven supervisory skills and ability to direct, evaluate and manage staff.
  • Knowledge of or ability to learn a variety of building systems
  • Ability to write and maintain routine correspondence, including logs and reports.
  • Basic electrical knowledge including changing ballasts and bulbs.
  • Working knowledge of MEPFP systems.
  • Universal HVAC.
  • Proficient in Microsoft Office and Microsoft Project.
  • Knowledge of common maintenance equipment including forklifts and scissor lifts.
  • Knowledge of/ability to drive heavy equipment.


Position Type and Expected Hours of Work


This is a full-time position. Days and hours of work are Monday through Friday 9:00

a.m. to 5:00 p.m. May be required to work outside normal business hours without advanced notice.


Travel


Local travel is required.


Additional Eligibility Qualifications


Must have a valid driver’s license and passport.


Work Authorization/Security Clearance(if applicable)

Must be able to legally work in the United States.

Salary : $80,000 - $90,000
