What are the responsibilities and job description for the Building Maintenance Supervisor position at Olympic Regional Development Authority?
Job Summary:
The Building Maintenance Supervisor coordinates the installation, repair, and maintenance of facilities and grounds as well as the shuttle operations. This position ensures Maintenance Technicians follow all maintenance and safety standards while performing their responsibilities in an organization. This position reports directly to the Operations Manager.
Miscellaneous support duties may be requested by the Facilities Manager that support the overall responsibilities of the Venue and or Organization.
This position works primarily on-site at Gore Mountain although occasional travel may be required. Weekend and holiday work are required as is work outside the normal workday including overnights and call-ins necessary to fulfill duties and responsibilities.
Primary Responsibilities include:
Principle Duties
- Plan and supervise daily building or mechanical systems maintenance
- Performs a variety of routine manual duties as required such as: moving supplies, furniture and equipment; removing trash; janitorial duties such as cleaning restrooms, wiping counters and mopping and vacuuming floors.
- Performs a variety of general semi-skilled to skilled maintenance, alteration, and repair to machinery and equipment such as routine electrical maintenance, circuit wiring, switches, control equipment and mechanisms, appliances, fixtures, maintenance tasks required for motors and other machinery
- Evaluate and maintain heating, air conditioning, and refrigeration equipment including fans, motors, radiators, thermostats, dampers, and regulation of controls; replace filters and fluids as necessary and maintain routine records of repairs.
- Performs General plumbing maintenance, repair, and alteration to water, air, and sanitary plumbing. Repairs and replaces valves, restroom fixtures, leaks, and drinking fountains and clears drain stoppages.
- Plan, schedule, supervise, and assist with all regular and special functions, activities, and projects of the Maintenance Team.
- Daily, scheduling of staff based on the projected guest numbers and or project needs.
- Coordinate with contractors in providing contract services
- Operate different equipment such as loaders.
- Ensures the security of buildings after hours; provides for after-hours access to buildings and secures buildings after meetings; responds to after-hour security alarm issues as needed.
- Order and maintain a regular inventory of maintenance supplies and equipment.
- Regularly inspect buildings and facilities to identify any needed maintenance and repair work
- Assists with snow plowing as needed
- Develop and organize preventative maintenance and safety inspection programs for all facilities and equipment
- Order and maintain a regular inventory of maintenance supplies and equipment
- Prepare yearly budget as well as plan off-season capital improvement projects
- Coordinate hiring, training, and promotion of the Building Maintenance Team as needed.
- Complete employee incident reports and RCA on a timely basis.
- Write requisitions for purchases needed following the NYS purchasing policy as supplies are needed.
- Always work safely following all training and ORDA safety protocols and procedures.
- Create JHA’s for all jobs
- Perform daily safety meetings with staff.
- Full understanding of safety protocols including use of work carrier and “lock out – tag out”.
- Report potential mechanical lift issues to the Facilities Manager.
Skills and Qualifications
- Broad knowledge base and skills in the building trades.
- Previous Supervisor experience
- Ability to lift at least 50lbs
- Ability to work at heights
- Work outside in extreme weather conditions
- Valid Driver’s License
- Basic Computer skills
Wage/Salary:
This position is identified as a Grade 19 on the ORDA/CSEA schedule with an entry rate of $31.38 per hour. The Olympic Authority offers an excellent benefits package that includes paid leave (sick, vacation, and personal time), paid holidays, health, dental, and vision insurance, participation in the NYS and Local Retirement Systems, and participation in NYS Deferred Compensation, as defined under the CSEA contract.
