Overview
We are seeking a skilled and experienced Superintendent to oversee construction projects from inception to completion. The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Must possess strong leadership abilities, excellent communication skills, and a comprehensive understanding of the construction process. Supervises all direct labor positions on the assigned project. Manages and oversees any contracted work on the site to ensure successful project completion. Responsible for ensuring that projects are completed on time, within budget, and in accordance with safety regulations and quality standards.
Duties and Responsibilities
- Interacts with the Project Manager to determine the project schedule; develops and utilizes "look ahead" schedules to assess progress and spot upcoming issues.
- Directs procurement of tools and materials to be delivered at specified times to conform to work schedules.
- Ensures all parties involved with the project are informed of construction issues and progress: (1) meets with and directs supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays; (2) meets regularly with craft personnel to update them on construction issues and to gather input for solutions; (3) meets with subcontractors prior to the sub's mobilization to review scope of work and schedule; also, advises subs prior to each phase of work on schedule and phasing requirements; and (4) meets regularly with clients to update them on the project's progress.
- Inspects work in progress to ensure that work conforms to specifications and to construction schedules.
- Works in conjunction with the project manager in preparing the Project Management Plan.
- Performs other related duties as assigned.
- Manage safety, quality, schedule, production, logistics and coordination
- Coordinates and directs all subcontractor and vendors
- Works with the project team to establish goals and develop accountability
- Assumes responsibility for productivity of crafts, efficient use of materials and equipment, and contractual performance of the project
- Works closely with city officials in requesting and coordinating applicable inspections, including starting dialogue with officials from day one
- Verifies to ensure subcontractor completes the assigned scope of work
Qualifications
- MUST BE BILINGUAL
- Bachelor's degree in engineering or construction related field or equivalent and at least 10 years of construction experience/commercial construction projects as a Superintendent
- Has a valid driver's license and is able to travel to and from the project site.
- Has good management skills: establishes techniques to effectively and proactively monitor and supervise the work of subordinates and to follow up on the results of delegated assignments.
- Is a team player: works well with other people; takes time to help co-workers, customers, subcontractors and others achieve their goals and assignments.
- Is organized: establishes priorities and a course of action for handling multiple tasks.
- Possess strong computer skills; proficient in MS Excel, MS Word, MS Outlook, Procore, P6 (Primavera 6)
- Ability to effectively lead and manage teams.
- Extensive knowledge of established construction practices, procedures, and techniques as well as applicable local, state and federal building codes.
- Ability to read and understand work orders, budget, change orders, safety standards, plans specifications, shop drawings, blue prints, submittals, manufacturer’s literature, contract documents and specifications, and CPM schedules.
- Understand construction scheduling and sequencing, and cost control.
- Ability to maintain confidentiality and professionalism in the workplace.
- Thorough and attentive to details; extremely organized and able to prioritize and multitask.
- Ability to solve practical problems and deal with a variety of abstract variables in situations where only limited standardization exists.
