Job Title: Residential Maintenance Supervisor
Reports to: Property Manager and Area/ Regional Manager
PAY
$22.00 - $25.00 per hour based on experience

JOB SUMMARY
The Maintenance Supervisor is responsible for the day-to-day maintenance operations and physical upkeep of the property, ensuring that the property complies with Pioneer Property Management policies and standards and all local, state, and federal regulations. The Maintenance Supervisor is responsible for ensuring company risk management program compliance. Also, has financial responsibilities for contributing towards and adhering to the property budget.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
? Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards, are met.
? Review and track the progress of service requests and identify chronic maintenance issues.
? Respond to maintenance-related issues promptly while maintaining a professional demeanor.
? Perform various maintenance functions, including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
? Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
? Perform proactive preventative maintenance, including siding, painting, lighting, sprinkler, pool, golf cart, elevator, and more.
? Responsible for the accuracy of work order systems by verifying that all orders are completed promptly to company standards and the resident?s satisfaction.
? Daily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair, or replacement.
? Oversee and assist with managing property emergencies, such as snow and other inclement weather emergencies, fires, and floods.
? Promptly communicate with the Property Manager concerning all maintenance issues at the property.
? Clearly communicate goals and expectations to maintenance team members and uphold performance standards.
? Observe and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.
? Help monitor response times for emergency on-call/after-hours maintenance assignments and address issues as needed. Participate in on-call rotation as necessary.
? Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal and constantly interacting courteously and professionally with current and potential residents.
? Foster a positive, active, and collaborative relationship with residents, other properties and associated agencies.
? Conduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.
? Act as mentor to maintenance team.
? Maintain a professional demeanor and appearance at all times, promoting the same to entire team.
? Complete special projects as assigned by upper management and/or property manager.
? Solicit suppliers and contractors when work is necessary and monitor that they are compliant according to company policy.
? Work with the property manager to ensure the team and the property are compliant per company, ownership, state and federal policies and standards.
? Walk property weekly with property leadership to collaborate on property challenges and operations.
? Responsible for ensuring maintenance costs remain within allotted property budget and providing input on expenses for future budgets.
? Seek out and utilize available internal and external resources, such as sister properties, education, vendors, sub-contractors, Apartment Association, etc. to meet goals and objectives.
? Other duties as assigned.

SCHEDULING:
? Required to maintain a regular schedule which may require working overtime, weekends, and non-traditional holidays.
? May be required to be on-call and aid during staffing deficiencies on-site.
PHYSICAL DEMANDS AND WORK ENVIRONMENT:
? Ability to lift, push and pull up to 100 pounds.
? Ability to walk around the property several times daily (on uneven surfaces and/or climb several flights of stairs)
? Must be able to sit, stand, reach, bend, and stoop for extended periods of time.
? Ability to use standard maintenance equipment.
? Talking, hearing, and seeing with close visual acuity are frequently required.
? Driving a golf cart on the property may be required.
? Ability to work under minimal to moderate supervision.
? Ability to tolerate stressful situations.
? Ability to compare, copy, coordinate, synthesize, negotiate, communicate, and instruct.
? Exposure to hot, cold, wet, humid, or windy conditions (temperatures will vary depending on region).
? Exposure to noise, vibrations, atmospheric conditions, as well as working in confined or restricted spaces.
