Maintenance Engineer

The Maintenance Engineer supports the maintenance, repair, and optimization of HVAC, lighting, and other mechanical systems across OMSI's three locations: Water Ave Museum, Hancock Field Station, and the Coastal Discovery Center.

They work with other Facilities Maintenance staff to address emerging, rising, and future challenges by practicing and implementing preventative maintenance, emergency preparedness, and sustainability planning efforts.


Essential Duties and Responsibilities:

  • HVAC, Lighting, and Mechanical Systems:
    • Conducts maintenance, repair, and optimization of HVAC (Heating, Ventilation, and Air Conditioning), lighting, and other mechanical systems within OMSI's facilities;
    • Conducts regular inspections, troubleshoots issues, coordinates the replacement of bulbs, monitors energy consumption, schedules preventive maintenance, and ensures optimal performance and safety of these systems;
    • Collaborates with other staff to manage the inventory of maintenance equipment and supplies, develops comprehensive maintenance plans, and maintains accurate documentation of maintenance activities.
  • Equipment Maintenance, Repair, and Compliance:
    • Conducts maintenance, repair, and calibration of various equipment and machinery used in facility operations by creating maintenance schedules, conducting inspections, troubleshooting issues, coordinating repairs, and ensuring compliance with safety standards, environmental regulations, and certifications;
    • Conducts regular safety inspections, addresses safety concerns, and provides guidance to Maintenance Technician Is and IIs during emergency facilities situations;
    • Stays informed about sustainability certifications (e.g. Leadership in Energy and Environmental Design) and supports the Facilities Maintenance team and other departments in maintaining certification status;
    • Monitors regulatory updates and implements necessary measures to meet or exceed compliance requirements.
  • Sustainability Planning and Implementation:
    • Collaborates with other staff in the development and implementation of sustainability initiatives at OMSI to promote environmental responsibility and reduce the organization's ecological footprint:
      • Conducts assessments to identify areas for improvement
      • Creates action plans to integrate sustainable practices into daily operations and long-term strategies.
    • Engages with internal and external stakeholders to foster collaboration and support for sustainability initiatives:
      • Organizes workshops, conducts outreach activities, and facilitates partnerships to promote sustainability awareness and encourages participation in sustainable practices;
      • Identifies environmentally friendly and socially responsible suppliers, products, and services. Collaborates with procurement teams to integrate sustainable procurement practices into the purchasing process;
      • Evaluates the lifecycle impact of goods and services, promotes the use of recycled and renewable materials, and implements sustainable procurement policies to support OMSI's sustainability goals;
      • Monitors and tracks progress towards sustainability targets, implementing energy and resource conservation measures, promoting waste reduction and recycling programs, and engaging staff and visitors in sustainability education and awareness initiatives.

Working Conditions:

  • This position is non-exempt, paid hourly;
  • This position is regular full-time scheduled for 40 hours/week;
    • Requires working onsite at the museum location;
    • Requires a flexible work schedule, including extended hours as needed;
    • Requires working on some weekends, holidays, and/or evenings;
    • Requires 24-hour on-call duties for critical systems.
  • Physical Demands: 35% sitting, 35% standing, 30% lifting/carrying up to 50 lbs;
    • Requires regular movement for maintenance-related tasks, including but not limited to crouching, bending, stooping, climbing, crawling, kneeling, and twisting.
  • Vision Demands include:
    • Close vision (clear vision at 20 inches of less)
    • Distance vision (clear vision at 20 feet or more)
    • Color vision (ability to identify and distinguish colors)
    • Peripheral vision (ability to observe an area that can be seen up and down or to the left or right while eyes are fixed on a given point)
    • Depth and perception (three dimensional vision, ability to judge distance and spatial relationships)
    • Ability to adjust focus (ability to adjust the eyes to bring an object into sharp focus)
  • Environmental Demands include:
    • Outdoor weather conditions
    • Work near moving mechanical parts
    • Work in high, precarious places
    • Fumes or airborne particles
    • Toxic or caustic chemicals
    • Risk of electric shock
    • Vibration
  • Noise Levels include:
    • Quiet (examples: library, private office)
    • Moderate (examples: business office with computers and printers, light traffic)
    • Loud (examples: metal can manufacturing department, large earth-moving equipment)

Secondary Responsibilities

Secondary responsibilities include-but are not limited to-the following:

  • Data Analysis and Reporting:
    • Collects, analyzes, and interprets data related to energy consumption, waste generation, water usage, and other sustainability metrics;
    • Generates reports and delivers presentations to communicate findings, track progress, identify areas for improvement, and develop strategies for achieving sustainability goals.

REQUIREMENTS:

  • Business Practices:
    • Ability to work independently and take initiative, as well as a demonstrated ability to pivot between individual and team work;
    • Excellent written and verbal communication skills to effectively and accurately convey information to internal stakeholders (e.g. maintenance staff, vendors, and other departments) about facilities-related projects and initiatives. This involves collaboration on projects and helping maintain a positive working relationship with others to achieve common goals;
    • Ability to effectively use Microsoft Office, including Word, Excel, and PowerPoint;
    • Ability to model and support a positive team dynamic with paid and unpaid staff;
    • Ability to effectively handle multiple tasks, often with overlapping and time-sensitive deadlines and an attention to detail with a high degree of accuracy;
    • Ability to adhere to high standards of confidentiality, protocol, and community agreements;

  • Facilities Maintenance:
    • Possesses a strong knowledge and understanding of various equipment and machinery used in facilities maintenance operations (e.g. HVAC systems, lighting systems, and other mechanical systems). Must be able to:
      • Understand and stay up-to-date on maintenance requirements and repair procedures;
      • Troubleshoot complex mechanical issues and work on optimization;
      • Analyze relevant data to diagnose problems and implement effective solutions.
    • Exhibits a high level of attention to detail when conducting inspections, performing maintenance tasks, and managing documentation. This ensures accuracy in identifying potential issues, documenting maintenance activities, and maintaining proper records of equipment, repairs, and budgets.
  • Safety Compliance and Emergency Response Planning:
    • Has a thorough understanding of safety standards and regulations applicable to equipment maintenance and repair at OMSI's facilities. Ensures compliance with safety protocols, procedures, and guidelines to protect the well-being of maintenance staff and facility occupants. This includes promoting a safety-conscious culture and implementing preventive measures to minimize potential hazards;
    • Possess the knowledge and skills to develop comprehensive emergency response plans that cover a range of potential hazards and incidents. This includes conducting risk assessments, identifying critical response actions, establishing communication protocols, and coordinating with relevant stakeholders to ensure a prompt and effective response during emergencies.
  • Environmental Sustainability Practices and Data Analysis:
    • Demonstrates a comprehensive understanding of relevant environmental regulations and certifications in the field of sustainability. Stays updated on changes in regulations and ensures OMSI's compliance with applicable laws and standards;
    • Possesses a strong understanding of environmental principles, sustainable practices, and the latest trends and advancements in sustainability. This includes:
      • Knowledge of energy efficiency, waste management, water conservation, renewable energy, and other sustainable strategies;
      • Knowledge of eco-labels, certifications, and industry best practices. Stays informed about sustainable materials and suppliers, and apply this knowledge to guide procurement decisions;
      • Remains updated on relevant regulations, certifications, and best practices in the field of sustainability;
      • Conducting supplier assessments, incorporating sustainability criteria into procurement processes, and evaluating the environmental and social impacts of procurement decisions.
    • Possesses strong data management skills to collect, organize, and analyze sustainability-related data. This includes proficiency in data analysis software and tools, the ability to identify trends and patterns, and the aptitude to draw meaningful insights from complex datasets.

  • Excellent oral and written communication skills in a non-English priority language in Oregon.

Education & Work Experiences:

REQUIREMENTS:

  • Minimum of 8 years experience with the following:
    • Experience working in a commercial or industrial setting, with an emphasis on mechanical, electrical, plumbing, refrigeration, tenant improvements (painting/office remodeling), and preventative maintenance;
    • Demonstrated experience working with and effectively troubleshooting HVAC, climate control, and lighting systems;
    • Examples and experience with developing, managing, and/or re-forecasting budgets;
    • Demonstrated experience working effectively with people of diverse backgrounds and talents in a professional work environment;
    • Experience working collaboratively in both small and large teams/departments/projects.
  • Examples of effective customer service skills and abilities that demonstrate the ability to interact, engage, and communicate with people of various professions and technical abilities.

PREFERENCES:

  • Experience working with volunteers.

REQUIREMENTS:

  • Valid driver's license;
  • Meets the requirements in the Motor Vehicle Record (MVR) Policy, which includes passing the MVR check;
