Maintenance Technician II

The Maintenance Technician II performs scheduled maintenance tasks, such as performing lock-out tagouts, changing motor bearings, and troubleshooting facilities equipment. They lead work with the maintenance team, with an emphasis on safety and shadowing for long-term professional development. They also collaborate on more complex maintenance projects with the Senior Maintenance Engineer and maintenance team across the museum.


Essential Duties and Responsibilities:

  • Facilities Maintenance:
    • Performs preventative maintenance and repairs on facility systems and equipment-including but not limited to-electrical, plumbing, doors, HVAC equipment, and large machinery.
    • Works with the Senior Maintenance Engineer and maintenance team on preventative maintenance and repairs of air handlers, air compressors, fans, pumps, heat pumps, refrigeration, boilers, and chillers.
    • Regularly accesses and reviews new work orders and maintenance requests on the FMX software (Facilities Management System), including providing feedback to management.
    • Works with maintenance team to maintain a clean and organized workspace, which includes the maintenance shop, mechanical rooms, and storage spaces.
    • Leads seasonal building maintenance needs such as gutters/roof drain cleaning and winterizing.
  • Safety Protocols and Procedures:
    • Actively enforces OMSI's Personal Protection Equipment (PPE) standards and protocol with fellow Facilities Maintenance and other OMSI staff, and actively incorporates them into their work assignments, such as lockout tag-out (electrical safety) and stop-work authority (safety protocols);
    • Performs facilities walkthroughs and conduct troubleshooting procedures and elevates maintenance requests to Senior Maintenance Engineer for assistance/direction on tasks beyond their level of knowledge as needed.
  • Tenant Improvements & Events Requests:
    • Performs tenant improvements such as drywall repair, painting, carpet square replacement, hanging artwork, and bulletin boards.
    • Reviews OMSI Banquet Event Orders (BEOs) and assists with set-ups/teardowns of events and office moves, as needed.
    • Provides support to the Events department during special events by providing temporary power drops, spider boxes, and extension cords.
  • Regularly checks emails for BEOs and general handyman maintenance requests from staff.
  • Supports OMSI's Custodial team with introductory troubleshooting, as it relates to their equipment.

Working Conditions:

  • This position is non-exempt, paid hourly;
  • This position is regular full-time scheduled for 40 hours/week.
    • Requires working onsite at the museum location.
    • Shifts are generally Sunday through Thursday, 9 AM - 5:30 PM, requiring flexibility for early morning / late night shifts depending on projects.
    • Requires occasionally working on holidays and/or evenings.
    • Requires occasional travel to OMSI's Coastal Discovery Center in Newport, OR / Hancock Field Station in Fossil, OR.
  • Physical Demands: 5% sitting, 75% standing, 20% lifting/carrying 50 lbs.;
    • Ability to stand and walk for 3 hours or more.
    • Ability to bend and stoop multiple times a day.
  • Vision Demands include:
    • Close vision (clear vision at 20 inches of less)
    • Distance vision (clear vision at 20 feet or more)
    • Peripheral vision (ability to observe an area that can be seen up and down or to the left or right while eyes are fixed on a given point)
    • Depth and perception (three-dimensional vision, ability to judge distance and spatial relationships)
    • Ability to adjust focus (ability to adjust the eyes to bring an object into sharp focus)
  • Environmental Demands include:
    • Wet or humid conditions (non-weather)
    • Extreme cold (non-weather)
    • Extreme heat (non-weather)
    • Outdoor weather conditions
    • Work near moving and spinning mechanical parts
    • Work in high, precarious places
    • Fumes or airborne particles
    • Risk of explosion
    • Risk of electric shock
  • Noise Levels include:
    • Moderate (examples: business office with computers and printers, light traffic)
    • Loud (examples: metal can manufacturing department, large earth-moving equipment)
    • Very loud (examples: jack hammer work, front row at rock concert)

Secondary Responsibilities

Secondary responsibilities include-but are not limited to-the following:

  • Drives to local stores to purchase repair parts.
  • Participates in OMSI emergency procedures e.g. lost child.
  • Provides support to OMSI and non-OMSI 3rd party contractors during projects.
  • Provides support to the Museum Engagement team during program changeover.
  • Provides support to the Guest Services team by monitoring the proper and safe operation of all elevators and electric scooters.

Knowledge and Skills:

REQUIREMENTS:

  • Business Practices:
    • Strong attention to detail.
    • Ability to troubleshoot and problem solve without supervision.
    • Ability to communicate effectively in-person, email, radio, and phone.
    • Ability to use Microsoft Office or Google Suite and/or maintenance software knowledge.
    • Ability to work independently and in team settings, as well as leading other staff.
    • Ability to adhere to confidentiality, protocol, and community agreements.
    • Exercises sound judgment while upholding high integrity and ethical standards.
    • Facilities Maintenance:
    • Strong mechanical aptitude.
    • Understanding of electrical, mechanical, and/or PPE procedures.
    • Understanding of mechanical and/or electrical order of operations;
    • Familiarity with OSHA compliance and safety protocols.
    • Ability to read and understand manual contents and electrical diagrams as built drawings.
    • Understanding of electrical safety, including comfort with troubleshooting electrical components.
    • Familiarity with shop tools, such as table saws, chop saws, circular saws, drill presses, and other similar tools and equipment.

PREFERENCES:

  • Hydraulic knowledge.
  • Excellent oral and written communication skills in a non-English priority language in Oregon.
  • The following are useful for facilities maintenance, but they are not required. They can be part of a staff professional development plan:
    • Ability to use loading machinery such as forklift and scissor lifts.
    • Understanding of heavy equipment, including safe operation procedures.

Education & Work Experiences:

REQUIREMENTS:

  • Minimum of 3 years in a mechanical, technical, or electrical field, with an emphasis on the following:
    • Maintenance in a safe working environment.
    • Consistent and successful maintenance repair and troubleshooting of downed equipment.
    • Prior experience or familiarity with preventative maintenance software.
  • Demonstrated experience or ability to work effectively with people of diverse backgrounds and talents in a professional work environment.

PREFERENCES:

  • The following are useful work experiences, but they are not required:
    • HVAC experience.
    • Drywall repair and/or painting experience.
    • Experience working with volunteers.

REQUIREMENTS:

  • Pre-employment checks, such as criminal background checks and reference checks.

PREFERENCES:

  • Valid Driver's license, including passing OMSI's driving requirements (subject to a Motor Vehicle Record (MVR) check).
  • Current CPR/AED Certification.
