Job Description
The Maintenance Manager maintains and oversees the completion of the day-to-day activities involving the maintenance of OMWs buildings / facilities, equipment and machinery to ensure that our workspaces and equipment are safe and functional. Their duties include negotiating contracts with service providers, inspecting facilities and equipment to identify potential issues, and coordinating renovations, repairs and updates. The Maintenance Manager works as a member of a team and assists other team members as required and makes recommendations to senior management for improvements to ensure OMW provides a safe and functional work environment for all employees.
OMWs Maintenance Manager needs excellent interpersonal and communication skills. The Maintenance Manager must be a proactive communicator who enjoys being hands-on. They must fully understand safety and regulatory requirements and have a sense of responsibility towards the company. The role requires adaptability, flexibility, and an agile mindset to manage competing priorities, support a broad range of work environments, and keep up with the fast pace of our team as we pursue meeting our customers needs. As a Manager their goal is to support OMWs mission of delivering good products on time all while continuing to improve. The Maintenance Manager plays a key role in supporting the sustainable growth and scalability of the organization.
Job Responsibilities
Facilities
Maintain day-to-day operations of facilities, delegate or complete maintenance orders.
Perform routine maintenance on facilities and make repairs as needed.
Schedule routine inspections and emergency repairs with outside vendors.
Delegate cleaning and maintenance tasks to team members or outside vendors.
Monitor the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, parking lots, and outdoor recreation areas.
Lead and supervise a team of maintenance technicians, assign tasks, provide training, and evaluate performance.
Ensure proper security measures for the workplace. Collaborate with security system vendors or a team of security professionals.
Create reports on maintenance, repairs, safety, and other occurrences for senior management. Make recommendations on facility improvements. Maintain all relevant records.
Communicate as needed to internal stakeholders and vendors on facility maintenance and improvement issues.
Collaborate with building owners and senior management on budgeting for facilities needs.
Cultivate skills through further education, seminars, internal training, or external resources.
Assist, support, and perform other job functions as needed.
Machinery / Equipment
Develop and implement comprehensive preventive maintenance programs, including routine inspections, lubrication schedules, and component replacements, to proactively address potential issues.
Lead and supervise a team of maintenance technicians, assign tasks, provide training, and evaluate performance.
Diagnose equipment malfunctions, coordinate repairs, and oversee the timely completion of maintenance activities.
Track maintenance costs, manage spare parts inventory, and work within budgetary guidelines.
Ensure adherence to all safety protocols and regulations related to machinery operation and maintenance.
Monitor equipment performance metrics, identify areas for improvement, and implement correction actions to optimize uptime.
Manage relationships with external vendors providing maintenance services or parts.
Generate regular reports on maintenance activities, including equipment status, repair costs, and compliance issues.
Job Requirements
2 3 years of related work experience in the facilities, either as a Manager or a similar role.
Advanced mechanical skills and knowledge of plumbing, HVAC, and other building systems.
Proficiency with repair tools and techniques.
Strong proficiency in reading and understanding various technical documents, such building plans.
Strong understanding of mechanical, electrical, and hydraulic systems, including the ability to troubleshoot complex machinery issues.
An ability to lead projects, help develop strategy, drive cross-functional team accountability, and deliver results.
A passion for continuous improvement and a patience to shepherd ideas from initial requirements through execution.
A willingness to roll up your sleeves and step into unknown situations to understand the current state and most optimal path forward.
Build relationships with cross-functional groups to identify, prioritize, and close any reliability or process gaps.
Experience in providing excellent customer service.
Strong analytical skills.
Excellent verbal and written communication skills.
Ability to manage multiple priorities and employees.
Proficient with Microsoft Excel, Word, etc.
Physical requirements include continuous bending, stooping, standing, climbing, step stool climbing, lifting up to 50 pounds, lifting greater than 50 pounds with assistance, pushing, and pulling.
