Job Description:
The Maintenance Technician II will independently perform a variety of skilled maintenance duties involving in the inspection, diagnosis, troubleshooting and repair within residential communities, while mastering the large diversity of systems and practices within the department.
Duties for this role include such tasks as work orders, general maintenance, electrical, plumbing, carpentry, appliance installation/repair, custodial functions, complete unit turnovers, etc. while always ensuring all safety and operational standards.
Troubleshooting
Performs troubleshooting support for plumbing, garage door, irrigation and electrical issues, including, but not limited to the following. Unclogs drains; repairs or replaces leaky drain traps, water lines, leaking fixtures and waste disposals. Cleans and tests garage door sensors; replaces guide tracks; reprograms remotes. Replaces breakers, light switches, Ground Fault Circuit Interrupters (GFCIs), electrical outlets, light fixtures, carbon monoxide and smoke detectors. Repairs or replaces sprinkler head leaks, valve stems and piping.
Home Repair
Performs various home repairs. Carpentry: replaces door and window trim, repairs stair handrails, replaces doors and windows, repairs flooring. Drywall: patch, texture, touch-up and paint. Roofing: repairs to shingles and flashing; replaces underlayment with the use of a nail and or staple gun. Removes debris and leaves from gutters. Fencing: replaces or repairs pickets, posts, sections and gates. Miscellaneous: Changes light bulbs; replaces air filters; tightens towel racks; re-keys residences; adjusts doors and cabinet hinges; replaces faceplates.
Teamwork
Maintains all equipment in a clean, orderly, and functional condition; ensures all work complies with applicable laws, regulations, safety practices and standards.
Updates and completes mobile work orders received from the maintenance center; completes all work orders within the given timeframe to ensure tenant satisfaction.
Fields emergency service calls during nights and weekends.
- This job requires travel to various locations around the metro area. Candidates must have reliable transportation and tools.

- Performs a variety of skilled duties involving in the inspection, diagnosis, troubleshooting, maintenance, installation, testing, monitoring, repair and servicing of equipment, components, building facilities and any other items associated with housing facilities.
- Identifies and implements effective courses of action to complete a diversity of daily assigned work tasks.
- Ensures timely and accurate completion of work orders, active and preventative maintenance tasks, maintaining detailed record/log of all actions.
- Coordinates work assignments with other teammate residents or departments, as needed.
- Communicates with team, property manager, tenants and/or all other invested parties on the status of the work in progress and/or completed.
- Operates necessary manual and electric tools and equipment, chemicals and supplies.
- Maintains the work sites’ storage area/shop area in a neat and organized fashion.
- Ensures the consistent application of OSHA safety standards (i.e.- hazardous materials, PPE, confined space entry, fire & emergency planning, lockout/tagout, etc.)
- Strict adherence to confidentiality policies according to resident's rights regulations and courtesy.
- Observes all sections of the contracted property maintenance plan.
- Responds to any and all emergency situations as necessary.
- Reports unusual and/or extraordinary circumstances regarding the property and/or residents to the Field Operations Manager, who represents OnCall Experts to the property manager.
- Maintains a work environment that is marked by respect for others, that reflects the values of cultural competency, builds workforce diversity, and that fosters cooperation and teamwork.
- Performs other duties as assigned.
Education and Work Experience
- High school diploma or equivalent education preferred.
- Prior customer service experience working with homeless or low-income population preferred.
- Previous hands-on maintenance experience highly preferred, especially in an apartment or multi-family setting.
- Certifications in professional skilled areas of property maintenance preferred.
Knowledge, Skills and Abilities
- Sound critical thinking and decision-making skills.
- Consistently superb customer service skills; excellent interpersonal/assertive communications skills demonstrating a high degree of emotional intelligence.
- Knowledge of homeless issues and demonstrated sensitivity to and a desire to work with underserved populations.
- Must have a valid Colorado Driver’s License.
- Knowledge of basic principles, methods, techniques, tools, equipment and machinery commonly used in the field.
- Skills in diagnosis and repair of a variety of industrial/mechanical equipment, systems and machinery.
- Familiarity with the use of hand tools, measuring tools and other precision and diagnostic instruments.
- A working understanding of ordinances and regulations and safety practices pertaining to the trade.
- Basic knowledge, skill and ability to comply with OSHA safety standards (ie- hazardous materials, PPE, confined space entry, fire & emergency planning, lockout/tagout, etc.)
- Able to follow and apply written and oral work instructions, exercising independent judgment within established guidelines.
- Ability to compute basic shop mathematics, read and interpret plans, lists, specifications, manuals and/or blueprints.
- Basic understanding of facility shop procedures and practices.
- Ability to lift 50 pounds.
- Understanding of basic electrical safety and basic first aid.
- Basic computer skills for completing and/or recording work order information and other standard business communications.
- Ability to assist at a variety of property locations, as needed.
- Ability to work on-call nights, weekends and holidays, as needed.
