Job Description:
As a Maintenance Specialist for One Nest Home Services, you will play a crucial role in ensuring the smooth operation and upkeep of our managed rental properties, occasional handyman work in preparation for properties coming up for sale and assistance in misc. field work. This position requires a versatile individual capable of handling a wide range of maintenance tasks, both in vacant units and occupied residences. You will be responsible for providing timely, efficient, and professional service while maintaining a positive rapport with tenants and owners. Most of our properties are in a 30 minutes radius of Lincoln, CA.
Responsibilities:
Vacant Unit Turnover:
- Perform comprehensive inspections of vacant units and new units coming onto the rental program to identify maintenance needs.
- Complete all necessary repairs and renovations to prepare units for new tenants, including but not limited to:
- Light electrical work (e.g., replacing outlets, switches, light fixtures).
- Plumbing repairs (e.g., fixing leaks, unclogging drains, replacing faucets).
- Drywall repair (e.g., patching holes, minor texture matching).
- Carpentry (e.g., repairing doors, cabinets, trim).
- Appliance repair (e.g., troubleshooting and repairing refrigerators, ovens, dishwashers, garbage disposals).
- Painting and cleaning.
- Ensure units are clean, safe, and ready for occupancy.
Occupied Property Work Orders:
- Respond to and complete maintenance work orders in a timely and efficient manner.
- Diagnose and resolve maintenance issues reported by tenants.
- Perform repairs in the areas of light electrical, plumbing, drywall, carpentry, and appliance repair.
- Communicate effectively with tenants regarding work order status and completion.
- Communicate with office and owners when needed
- If a job exceeds the approved limit, provide detailed information to the office and owners for approval.
Field Service Work:
- Conduct property inspections as required (Annual, move in, move out and maintenance inspections)
- Perform various odd jobs and tasks at properties, such as:
- Installing lockboxes.
- Preparing homes for photos
- Delivering notices and other documents.
- Transporting materials and supplies.
Administrative and Communication:
- Accurately and promptly complete all required work order paperwork and documentation.
- Maintain clear and professional communication with tenants, owners, and property management staff.
- Self-manage your daily schedule and prioritize tasks effectively.
- Provide regular updates on work progress and any potential delays.
- Be teachable, and be able to admit when you do not know how to do something, and be willing to learn.
Inventory Management:
- Maintain and organize an accurate inventory of maintenance supplies and tools.
- Proactively replenish inventory to ensure preparedness for upcoming tasks.
- Minimize travel time by ensuring you are well-equipped for each job.
Professional Conduct:
- Maintain a professional and friendly demeanor at all times.
- Adhere to all company policies and procedures.
- Represent the company in a positive and professional manner.
Qualifications:
- Proven experience in maintenance or a related field.
- Proficiency in light electrical, plumbing, drywall repair, carpentry, and appliance repair.
- Strong problem-solving and troubleshooting skills.
- Excellent communication and interpersonal skills.
- Ability to work independently1 and manage time effectively.
- Valid driver's license and reliable vehicle.
- Must supply your own basic tools.
- Ability to learn new skills and admit when you do not know something.
- Ability to keep accurate records.
- Ability to lift and move heavy objects.

Pay: $24.00 - $27.00 per hour
