Property Manager - Single Family Homes in and around Lincoln, CA
One Nest Property Management is a growing company dedicated to providing exceptional service to single-family homeowners and tenants in and around the Lincoln area. We are seeking a highly motivated and organized Property Manager to join our team and oversee an expanding portfolio of single-family homes.
About the Role:
As a Property Manager, you will be responsible for all aspects of property management, ensuring properties are well-maintained, occupied by qualified tenants, and operating efficiently. You will serve as the primary point of contact for both homeowners and tenants, fostering positive relationships and ensuring tenant satisfaction.
Responsibilities:
- Tenant Relations:
- Screen and qualify prospective tenants through background checks, credit reports, and rental history verification.
- Manage tenant inquiries, address concerns, and resolve issues promptly and professionally.
- Enforce lease agreements and handle tenant disputes.
- Coordinate move-in and move-out processes, including property inspections.
- Property Maintenance:
- Schedule and oversee property maintenance and repairs, ensuring timely completion and quality workmanship.
- Conduct regular property inspections to identify and address maintenance needs.
- Coordinate with vendors and contractors for repairs, renovations, and preventative maintenance.
- Handle emergency maintenance requests.
- Financial Management:
- Collect rent payments and manage delinquencies.
- Process invoices and maintain accurate financial records.
- Prepare and distribute monthly and annual financial reports to homeowners.
- Create and manage property budgets.
- Compliance and Legal:
- Ensure compliance with all local, state, and federal housing laws and regulations.
- Maintain accurate and up-to-date records of all property-related activities.
- Prepare and serve legal notices as needed.
- Homeowner Relations:
- Provide regular updates to homeowners on property performance and market conditions.
- Build and maintain strong relationships with homeowners.
- Address homeowner inquiries and concerns promptly and professionally.
- Find and aquire new properties to manage.
Qualifications:
- Required: A valid CA Real Estate License or the willingness and ability to obtain one within one year.
- Preferred experience in property management or relative field.
- Knowledge of landlord-tenant laws and regulations.
- Excellent communication, interpersonal, and problem-solving skills.
- Ability to manage multiple tasks and prioritize effectively.
- Knowledge of property management or use of software programs (e.g., AppFolio, Lead Simple, Let Hub).
- Strong organizational and time-management skills.
- Valid driver's license and reliable transportation.
Preferred Qualifications:
- Experience in Property Management or a related field
- Leadership Experience
- Experience with property management and workflow software programs.
- Time Management
- Reliable Vehicle, Valid driver's license
- Familiarity with the Sacramento, CA real estate market.
