Position Summary:
As a Pre-Construction Manager, you will play a vital role in the planning and development phase of construction projects. You will collaborate closely with owners, architects, and internal teams to shape project strategies, develop budgets, assess constructability, and support successful project delivery.
Key Responsibilities:
- Partner with owners, architects, and design teams throughout all phases—from conceptual planning to design development, budgeting, and handoff to operations.
- Prepare conceptual budgets using client-provided data and unit metrics.
- Perform constructability reviews to ensure feasibility, efficiency, and alignment with client expectations.
- Develop and present clear, detailed estimates at various project stages.
- Prepare final contract exhibits for client approval based on confirmed budgets.
- Conduct value engineering studies to identify cost-saving opportunities.
- Utilize bidding software to prepare bid instructions, trade-specific clarifications, and bid packages.
- Review subcontractor bids and validate proposed schedules.
- Support client and subcontractor outreach to strengthen relationships and grow the business.
- Represent the company at industry and networking events to support business development efforts.
- Continuously evaluate and enhance pre-construction practices to maintain industry leadership.
- Mentor and train pre-construction staff as needed.
Qualifications:
- Strong understanding of reading and interpreting architectural and construction documents.
- Proven ability to prepare accurate project estimates and proposals.
- Highly organized with the ability to manage multiple assignments simultaneously.
- Excellent verbal and written communication skills.
- Detail-oriented with a proactive, problem-solving mindset.
- Proficient in Microsoft Office Suite (Excel, Word, etc.).
Education & Experience:
- Bachelor's degree in Construction Management, Engineering, or a related field (preferred).
- Minimum of 4 years of experience in pre-construction or a similar project planning role.
- In-depth knowledge of construction materials, systems, market conditions, and trade practices.
