Accountability for field supervision and coordination of the process mechanical scopes of work. Owns the process mechanical project schedule and all manpower requirements and organizes, plans, and schedules the work. Reports directly to the General Superintendent. Implements the Site-Specific Safety and No Impact plans developed by the General Superintendent and creates and fosters a clean and Injury Free Environment to existing operations and personnel. Involved in all new construction project planning and modifications of existing infrastructures. Enforces the QAQC plan in the field with the craft workers. Owns the process mechanical construction effort and participates in the subcontractor pre-qualifications effort. Assists the Project Manager review subcontractor change orders and invoices. Along with the QAQC Project Manager, signs off on room and system turnover from the subcontractors. Participates in owner meetings and leads all project safety and subcontractor field coordination meetings. Works closely with the QAQC Project Manager on implementation of quality plan requirements. 


Job Summary  

  • Managing multiple process mechanical subcontractors performing large scopes of work 
  • Extensive experience on large industrial projects required, high tech preferred. 
  • Managing the technical mechanical information required to deliver the process mechanical scope of work.  
  • Collaborating with design professionals, clients, subcontractors, and tradesmen to address all levels of process mechanical issues.  
  • Leading all mechanical quality control efforts and document control onsite 

Responsibilities 

  • Accountable and responsible for the mechanical subcontractor field execution and safety for the overall project.  
  • Owns the project schedule for mechanical scope and the performance measurements against the key date milestones determined by the General Superintendent and Project Manager. Works closely with the Project Engineer to provide weekly updates the project schedule. 
  • Provides safety leadership, coaching, and role models quality craftsmanship in all disciplines of building construction. Nurtures an injury free environment, reviews subcontractor job hazard analyses, and leads regular safety job walks. 
  • Plans and regularly reviews the project work with the Project Manager. 
  • Leads weekly subcontractor foreman and safety meetings and attends all pre-bid conferences with subcontractors. 
  • Participates in the subcontractor pre-qualification process with the Project Manager. 
  • Participates in design reviews with the Engineer of Record to ensure local requirements are met. 
  • Assists with identifying and resolving issues raised by the cross-functional engineering teams.  
  • Drives the QAQC plan and supports the QAQC Project Manager throughout the construction process. 
  • Executes the commissioning process and ensures all testing requirements are met through the sign off process. 
  • Prepares detailed look ahead work schedules and keep them updated. 
  • Expedites the delivery of materials and equipment for their timely on-site delivery. 
  • Coordinates, directs, and monitors the activities of subcontractors and suppliers. Obtains,  or  sees  that  the  subcontractors  obtain,  all  necessary  permits  for temporary and construction purposes. 
  • Coordinates the works on site with the activities of inspection agencies, as necessary. 
  • Manages job site labor relations related to process mechanical trades. 
  • Understanding of construction documents, submittals, and technical documents. 
  • Lead project meetings involving all project stakeholders (GC, owner, design team, multiple subcontractors, local AHJ) to coordinate/drive process mechanical construction activities. 
  • Writing and publishing meeting minutes. 
  • Review submittal information and coordinate between multiple submittals to ensure the accuracy and functionality of each component of the various process mechanical systems 
  • Work schedule must be flexible to accommodate changing construction sequences as required to support the critical path schedule for the project. 
  • Develop the resource manloader for the process mechanical discipline and provide resource leveling when required by the project schedule. 
  • Ability to coordinate mechanical systems with other disciplines within the overall project design. 
  • Receiving and distributing RFI’s and change control documents 
  • Verify all documentation is complete and equipment is ready for startup is construction complete and can be safely started. 
  • Interface between GC area superintendents and multiple subcontractors to assist in coordinating process mechanical start-up and commissioning. 
  • Organize and facilitate training of owner staff in the operations and maintenance of Process Mechanical systems 

Requirements

 

  • 10 years’ experience as a Process and/or Mechanical Superintendent in high tech facility building construction. 
  • Must be knowledgeable of Process Mechanical Systems: Waste collection and treatment systems, ultra pure water systems, high purity chemical and specialty gas systems, industrial chemical delivery systems, process chilled water systems,  compressed air systems, utility gas systems, and associated Instrumentation & Controls. 
  • Experience organizing and reviewing detailed technical data.  
  • Ability to work closely with trade and craft people in the field.  
  • Skill in multi-tasking while frequently interrupted by phone calls and urgent questions on work in progress. 
  • Knowledgeable in design drawing and specification comprehension. 
  • Possess excellent verbal and written communication skills 
  • Experience in organizing technical data in a neat and accurate method;?familiar with CSI specification system for construction 
  • Excellent leadership and communication skills, able to work in teams and matrix organization. 
  • Experienced, committed, and stalwart leader of incident and injury free construction projects. 
  • Proficient in Google Docs, Microsoft Office Suite. Experience with critical path method scheduling software such as Suretrack Project Manager and Primavera Project Planner (P6) experience. Experience with Project Management Software such as Procore, BIM, BIM360, Cx Alloy, Bluebeam. 
  • OSHA 30 certified 
  • CPR and First Aid certified 


  

WHAT YOU NEED TO BE SUCCESSFUL:


· Minimum 10 years of relevant experience in a PM role

· GC experience preferred / solid construction background

· Mission-critical (data center specific) experience

· Local to the site (within 150 miles)

· Demonstrated experience dealing with local AHJs
