Job Summary:
As a Purchasing Manager for Onyx East you will support in leading the Purchasing function within the market as well as support Construction teams to deliver a quality product within the established project budget. The Purchasing Manager is responsible for creating and managing project budgets within Newstar along with driving cost strategies in coordination with the Director of Purchasing. You will manage vendor partner relationships by entering into negotiations, reviewing terms and pricing, along with any vendor partner management conditions impacting the local market.
Key Job Duties and Responsibilities:
- Identify and execute cost savings initiatives at both project and market levels
- Build, maintain and own strong relationships with key internal partners and external vendor partners
- Lead project RFP/RFQs and perform detailed analysis of bids based on cost and qualifications from supplier submissions
- Participate in fact-based vendor cost negotiations
- Develop sourcing strategies by analyzing spend, project build plans, vendor partner base, and market conditions
- Perform analysis of vendor partner data submissions and manage impact of commodity fluctuations
- Identify potential new suppliers, analyze capabilities, and negotiate contracts
- Create, manage and maintain project budgets in Newstar
- Assist in the development and execution of purchasing analytics, reporting and deliverables
- Leverage project management skills by managing all aspects of a project change across all impacted departments
- Lead in cross-team collaboration to educate and create efficiencies
- Tracking commodity cost trends and reporting to Purchasing Leadership on quarterly basis
- Assist in reporting responsibilities for project budgets on a monthly basis
- Execute at a high level, consistently meet deadlines, and demonstrate leadership abilities as a senior member of the Purchasing department
Experience and Skill Requirements:
- Preferred 5 years of Purchasing or Construction experience in the homebuilding industry
- Ability to read and interpret blueprints
- Management and negotiation capabilities. External business relationship management capabilities
- Keen attention to detail and accuracy
- Excellent organizational, time management, and planning skills
- Strong written and verbal communication skills
- Proven analytical skills and problem analysis
- Strong knowledge of front-end construction categories (foundation, lumber framing labor, MEP, insulation, etc.)
- Knowledge of Newstar, Bluebeam and Stack is preferred
- Intermediate to advanced proficiency in MS Office
