We are seeking an efficient Property Manager to manage the daily operations of our property, advertise vacant units, and handle tenant relations. The Property Manager's responsibilities include managing financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports.
To be successful as a Property Manager you should be able to ensure efficient daily operations and meet financial objectives. Ultimately, an outstanding Property Manager should be able to increase property value and satisfy tenant requirements.
Essential Duties and Responsibilities:
- Attracting new tenants through advertising, property viewings, and encouraging referrals.
- Managing the marketing and leasing process in conjunction with the Leasing Agent on the property.
- Setting rental rates, and negotiating and enforcing lease agreements.
- Addressing tenant complaints
- Inspecting vacated units.
- Contracting and supervising repairs and maintenance work.
- Negotiate with vendors to ensure that the property is getting the most cost-effective pricing available.
- Collecting rent, dealing with late payments, and
- Handling operating expenses.
- Maintaining records of income, expenses etc.
- Maintaining records of signed leases, complaints, maintenance, etc.
- Preparing reports on the financial performance of properties.
- Terminating leases and initiating eviction proceedings.
- Managing staff efficiently and delegating as needed. Completing reviews and discipling as needed.
Supervision:
- Property Manager reports directly to the COO.
Property Manager Requirements:
- High school diploma/GED.
- Degree in real estate, property management, business administration or a related field preferred.
- Experience as a Property Manager of property equaling 200 units or more.
- Working knowledge of property regulations.
- Proficiency in Microsoft Office
- Familiarity with property management software. / Yardi and Yardi Breeze experience a plus
- Understanding of marketing and accounting principles.
- Strong organizational and time management skills.
- Excellent communication and negotiation skills.
- Good customer service skills

Pay: $60,000.00 - $75,000.00 per year
