What are the responsibilities and job description for the Construction Manager position at Oppidan Investment Company?
- The ideal candidate for this position will provide project management for planning, and organizing all aspects of the task related to the relevant projects. As part of this role, the manager will have to oversee the works of his peers acting as the point of contact to handle any issues regarding the project.
Responsibilities
Pre-Construction Responsibilities:
- Select and direct all project consultants.
- Lead design team and Design Build efforts to achieve timely coordinated documents and budgets meeting the respective design and budget milestones for the projects.
- Review Construction Documents for completeness, coordination, and constructability.
- Lead General Contractor bidding and selection process.
- Review and facilitate GC budget process, i.e. Schematic, DD and Final GMP.
- Evaluate and control construction costs throughout development process.
- Manage and track project permit applications until issued by AHD.
- Evaluate and communicate project risks to project team.
Construction Responsibilities:
- Oversee construction document control process
- Attend all Owner/Architect/Contractor project meetings
- Facilitate resolution of design issues by working with Architects and General Contractors
- Oversee all project tracking logs including Submittal, RFIs, ASIs, PCO and ensure timely consultant responses
- Select service providers and monitor all third-party inspections for the project
- Monitor General Contractor schedule
- Monitor quality control processes to ensure that all work is compliant with Project quality standards
- Review contractor pay applications and recommend payment monthly
- Review change orders and ensure CO log is up to date on a weekly basis
- Attend all Owner/Contractor/Management meetings and monitor turn over process
- Manage the project close out process including final punch list work, change orders, lien releases, O&M /Warranty documentation and retention disbursement

Salary : $145,000 - $165,000
