Position Summary
The Assistant Superintendent is responsible for coordinating and supervising the completion of multi-family construction by subcontractors and punch carpenters for final inspection. This position is also responsible for functioning in a support role to the Project Superintendent.
Primary Responsibilities
- Reviews plans and specs and develops RFIS to discuss with Project Superintendent
- Prepares punch lists and ensures that each item on the list is completed satisfactorily prior to inspection
- Schedules inspections by the city and other authorities
- Assesses the status of construction to determine the order in which to complete the project
- Prepares minutes of weekly safety meetings
- Orders the necessary parts and replacement parts to prepare units for final inspection
- Maintains punch carpenter’s supplies
- Oversees the completion of all rough trade work (i.e. plumbing, heating, and air conditioning, etc.) and ensures compliance with contract documents
- Coordinates final clean of apartment units prior to punch list and final turnover
- Assists the project superintendent in monitoring subcontractor’s efforts to comply with the project’s safety program
- Reviews shop drawing and submittals to ensure compliance with plans and the subcontract.
- Locks up and closes down the jobsite
- Signs in new building materials
- Assists in the resolution of onsite personnel issues
Desired Skills & Experience
- 2 years of experience in construction is required
- 3 years of experience in multi-family construction is required
- Bachelor’s degree in construction management or related field is preferred
- Current driver’s license and automobile insurance required
- Proficient in Microsoft Office (Word, Excel)
- Excellent customer service and communication skills
- Ability to effectively train and manage a team
- Ability to problem-solve, make quick decisions
- Effectively meet deadlines
- Knowledge of federal, state and local codes for ADA, FHA, Waterproof
Salary Range: $80,000 - $120,000
