The Maintenance Supervisor II plans, organizes, and supervises the daily maintenance operations for area personnel, housing structures, sites, and equipment. Develops and administers maintenance budgets for properties and maintenance facilities. Develops and implements operational procedures; oversees maintenance program operations. Trains, supervises, and evaluates the performance of assigned staff. Models and ensures high performance and customer service delivery consistent with the agency’s mission, vision, and values.Essential Duties Responsibilities

Directs employees and contractors engaged in performing the following repairs: structural, electrical, carpentry, HVAC, plumbing, and mechanical of the buildings.
Inspects completed work, work in progress, and work plans on all assigned projects according to federal, state, and city regulations and standards.
Projects annual budget for several different properties.
Requisitions tools, equipment, and supplies while maintaining budgetary guidelines.
Maintains inventory control of all maintenance materials.
Directs employees to maintain the vehicle fleet.
Schedules, estimates, and prioritizes worker/contractor hour requirements for completion of job assignments.
Adjusts work procedures to meet production schedules and develops preventive maintenance schedules for assigned properties.
Maintains the physical make ready board and ensures proper coding of make readies in Yardi Management software for tracking purposes.
Utilizes Yardi Management software to track inventory, pull work order reports, and assign maintenance.
Pulls key reporting daily to ensure secure return of all keys each day.
Confers with managers and leadership to coordinate special projects of individual properties.
Monitor employees' work performance and customer service skills through quality control.
Provides guidance to staff assisting other departments as requested. This could include moving furniture, passing out resident notices, and loading and unloading equipment and supplies.
Recommends and provides training changes in working conditions and use of equipment to increase the efficiency of the work crew.

Maintains time and attendance and monitors production reports daily to ensure employee productivity meets current work standards.
Direct workers engaged in the general external and internal cleaning and upkeep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, sanitizing, power washing, etc.
Inspects and directs workers engaged in ground maintenance activities and curb appeal. Inspects grounds for slips, trips, or fall hazards, erosion, and ground shifting.
Interprets company policies for workers and enforces safety regulations. Prepares appropriate reports according to specific incidents/accidents. Responds timely to emergency situations.
Analyzes and resolves work problems. Assists workers in solving work problems. When needed, perform activities of workers supervised.
Attends monthly manager's meetings. Organizes and holds monthly safety training
Initiates plans to motivate workers to achieve work goals. Implement a TEAMWORK environment.
Ensures staff has all required certifications and/or permits.
Assist with all community and resident retention events and/or staff meetings as needed.
Ensure the property is prepared to meet any local, city, or state inspections.
Ensure all make readies are turned over in a timely manner.
Required to be on call and available for emergencies at properties assigned. Additionally, required to be the primary on-call 1 week per month.
Complete all duties as assigned or requested as outlined in operational and procedural guidelines. These guidelines are maintained and issued in the event of an emergency situation that arises at a property or any other location that serves our residents or employees.
Participate in Trauma Informed Care (TIC) initiatives to include training, workgroups, project assignments, etc., that are launched or implemented in order to achieve and/or maintain certification as a TIC organization.
Recognize the significance of a data-driven organization that adheres to expanded policies and practices in the area of data governance. Learn the distinct and different roles to include: Data Trustees, Data Domain Stewards, Data System Custodians, Data Stewards, and Data Users. Effectively collaborate with the various data roles as needed on a daily basis or in a project capacity.

Experience
Required
Eight (8) or more years of verifiable, progressively responsible experience in various trades, such as maintenance, carpentry, plumbing, refrigeration, appliances, or electrical maintenance and/or repair. Proven experience in overseeing 200 units.
Two (2) years experience in a maintenance supervisory role.
Must have the ability to learn and use cloud applications such as the Google GSuite applications, including but not limited to Google Chrome Browser, Gmail, Drive, Calendar, Docs, Sheets, and Slides. Understand document sharing and collaboration in the cloud. Experience and proficiency with Microsoft Office 365, cloud-accessible applications including but not limited to One Drive, Outlook, Word, Excel, and PowerPoint, or MAC or PC desktop equivalent, is acceptable.
Successful completion of a criminal history background check, education, and work history verification, and drug screening test.
Preferred Education and Experience
Ability to learn cloud technologies such as LucidChart for diagram, workflow and chart drawing. Experience with Vizio or equivalent is acceptable. Basic understanding of Virtual Private Network (VPN) access to connect to internal business systems.
License Certificates
Required
Certificate for Apartment Maintenance Technicians (CAMT) within 18 months of employment (depending on availability).
Texas Class “C” driver’s license at the time of placement and insurable by the organization’s fleet and liability insurance carrier.
Must have the ability to earn certifications as required by assigned tasks.
