What are the responsibilities and job description for the Facilities Supervisor position at Optimum Facilities Management?
Responsibilities: Staff is engaged in the activities related to continual upkeep and management of buildings, grounds, various systems in multi locations. The staff also performs continued preventive maintenance activities along with functions related to events and special programs. In addition, the staff performs custodial and inventory task, and responds to emergency as well participate in 24 hour on-call assignments.
PurposeofPosition:Facilities Supervisor with applied knowledge and ability to sufficiently maintain and manage facility assets owned and/or operated by KC. Administer Project management leadership skills to plan facility goals. Perform functions to ensure timely completion of task and work within parameters of safety and cost efficiency.
Principal Responsibilities:
- Perform various operational functions i.e., inspections, supervision, troubleshooting, quality assurance checks, staff coverage, etc.
- Maintain accurate inventory of all capital items.
- Directly oversee various applications to ensure safe repair and replacement operations.
- Direct multi skilled personnel and contractors performing installation and repair functions.
- Be familiar with KC operations and system functions at all facilities.
- Must assist staff with repair issues and be able to troubleshoot technical issues.
- Maintain direct oversight of the contracted lawn care operations.
- Manage climate control systems at an environmentally safe and cost-efficient manner.
- Stay abreast of all work in progress and inform the Director of status.
- Know how to implement logistics, with the transportation department.
- Cover the responsibilities of Director of Facilities when the Director is away.
Specific Duties:
- Project management
- Assign work to staff based on skill level and abilities.
- Maintain chronological filing system for all work request documents.
- Perform quality control checks of repair work that was performed.
- Float between various facilities as needed for service work and observations.
- Keep Director informed needed supplies/materials to keep operation functioning.
- Devise weekly work schedules as needed for events.
- Directly supervise all environmental and cleaning operations.
- Ensure that all set-ups are configured correctly and timely.
- Inspect and ensure that all preventive maintenance work has been performed properly and on schedule.
- Administer special work assignments as directed by Director of Facilities.
- Correct deficiencies that may cause an incident or accident.
- Meet with Director weekly as scheduled to discuss all facilities issues.
- Visit all facilities on a bi-weekly schedule and provide a report of items needing correction.
- Schedule delivery of rental equipment and oversee equipment operation.
- Cover areas of responsibilities for absent staff member.
- Participate in 24-hour on call duty and report and effectively address any situation responsively.

Qualifications / Knowledge:
- Has worked and progressed in the capacities of repair crew supervision for five years or more.
- Has acquired a valid federal or state certification (s) in one or more of the disciplines critical maintenance or construction fields, i.e., HVAC, electrical, plumbing, building systems, etc.
- Knowledge of building systems HVAC, safety, fire systems, etc.
- Basic functionality understanding of plumbing, electrical, HVAC and general repair processes.
- Must be familiar with National and Federal BOCA, NFCA and OSHA codes.
- Possess understanding of ADA and 504 compliance codes.
