Job description

Orange Property Management is seeking a Property Manager for properties in the Grand Forks and surrounding areas. This person will manage properties in accordance with Company policies, procedures, and standards. This candidate shall have skills in leasing, physical facilities management, and customer relations.

Position Responsibilities:

  • Develop and maintain positive relationships with all customers and vendors. Responsive to Resident’s needs and requests in a timely manner.
  • Ensure Residents are abiding by lease terms, resident handbook, community codes and addendums
  • Show & lease units to prospective tenants. Follow up with all leads a minimum of 3 times.
  • Send & review applications to ensure they meet company screening standards. Send out electronic leases and ensure all terms are correct and all paperwork is signed by all parties.
  • Manage vendors on-site and ensure they are tasked and trained.
  • Ensure vacancies/marketable spaces are up to Orange Property Management standards.
  • Conduct market analysis to ensure rates are comparable to market standards
  • Process all rental payments in property management software and deposit them
  • Enter invoices into the property management software for later payment
  • Conducts move-ins and move-outs process for assigned properties in a timely and coordinated manner including the preparation of commencement letters, orientating new tenants to property management office staff, services and procedures, meeting and coordinating with vendors, arranging for building access, and ensuring compliance with insurance requirements.
  • Complete property, building and unit inspections, as necessary.
  • Assist with all legal proceedings (evictions/small claims).
  • Adhere to Company property management policies and procedures, codes, regulations, and governmental agency directives. Maintain compliance by ensuring all property records are maintained in accordance with all legal requirements and Company policies and/or practices.
  • Familiar with Fair Housing Law and other state and local ordinances regarding Landlord-Tenant proceedings
  • Other duties, as assigned.

Essential Skills & Experience:

  • 2 years property management or related experience preferred.
  • Must be able to consistently maintain a professional demeanor.
  • Ability to provide superior internal and external customer service; ability to exercise good judgment and self-control.
  • Must be able to multi-task, prioritize and work with minimal supervision, have strong attention to detail and excellent time management skills to ensure all established deadlines are met.
  • Must possess strong verbal and written communication skills.
  • Proficient working knowledge of Microsoft Office suite (e.g., Word, Excel, PowerPoint, Outlook)
  • Previous experience with AppFolio or other property management software if a plus
  • Good mathematical and analytical skills.
  • Requires a valid driver’s license and the ability to travel to multiple properties.
  • Be able to be available after normal business hours for questions.

Job Type: Full-time

Salary: From $35,000.00-$50,000.00 per year DOE
