Residential Maintenance Technician
We are looking for an experienced Residential Maintenance Technician who is not only comfortable working alongside others but also capable of taking on tasks independently when necessary. Experience in BUILDING maintenance is a must; construction experience would be a plus, and a proactive attitude toward problem-solving is essential.

Job Duties and Responsibilities:
- Complete assigned work orders generated from resident requests for service as well as preventative maintenance on the property by diagnosing the source or cause if the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing, performing general cleaning, and painting curbs and signage as needed.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Assist in performing property inspections with the property manager and create an ongoing preventative maintenance and immediate repairs list.
Qualifications and Skills of Maintenance Technician:
- Minimum of 1 year's experience in this or related field (building maintenance, construction, remodeling, etc.)
- Basic computer/smartphone skills.
- Verbal and written English communication skills, bilingual a plus!
- A valid Oregon Driver's License and insurable driving record, or have a reliable vehicle to commute to various job sites to Garinder, Myrtle Point, Bandon, Coos Bay, & North Bend area (Truck or SUV highly preferred, mileage reimbursed at $.65 per mile)
- Proficient in using various construction, power, and hand tools.
- Possessing your own hand tools is a plus but not a requirement.
- Must be able to lift heavy objects.
Schedule:
- Monday - Thursday 09:00 AM to 4:00 PM, Fridays 08:30 AM - 1:00 PM
- This position does require rotating on-call for after-hours emergencies.
Job Types: Part-time, Contract
Pay: $18.00 - $21.00 per hour
