Description
1. Minimum of five years’ successful experience in custodial field, with experience at both Janitor and Fireman positions.
2. Demonstrated ability as an effective leader.
3. Good Mechanical background
4. Ability to plan tasks and put in priority order, and to schedule time without close supervision.
5. Ability to interact tactfully, effectively, and courteously with other employees, students, parents, and all other persons encountered in the course of work.
6. Ability to staff the position for the scheduled work day.
7. Ability to work on ladders; to handle extension ladders; and to work approximately 90% of shift while standing or walking.
8. Ability to do the minor upkeep and routine maintenance and repair of all building equipment, system and components.
9. Demonstrates an excellent safety record.
10. Possess effective oral and written communication skills.
11. Demonstrated knowledge/skills with a computer: logging on/off, able to open, make changes, save and close files.
12. Such alternatives to the above qualifications as the Board may find appropriate and acceptable.
ADDITIONAL JOB FUNCTIONS
1. Maintain chemical balance of swimming pools.
2. Monitor boiler operation, fan equipment, air conditioners, and all other mechanical related equipment.
3. Supervise work of other custodians or repair of building systems.
4. Keep all custodial and maintenance records, and order supplies to keep building clean and in order.
5. Schedule and monitor exterior appearance such as grass cutting, snow removal; salt and sand side walks/entrance ways, trimming shrubs and trees, picking up debris etc.
6. Schedule work assignments and overtime in accordance with district overtime allocation process.
7. Screen work orders and recommends repairs.
8. Operate hot water boilers in a safe, effective manner.
9. Perform or supervise the routine maintenance and repair of heating/ventilating system etc.
10. Operate and schedule fans, pumps, air handling systems, and monitor temperature controls to maintain a comfortable environment for building occupants, within the design limitations of the systems.
11. Make replacements and repairs on a variety of building and equipment items such as; lamps, desks, lockers, door hardware, glass replacement and other objects commonly associated with building and equipment maintenance.
12. Keep the boiler room and other associated areas in a clean and orderly condition.
13. Clean and paint walls, floors and related areas when necessary.
14. Record operational data, compile operational reports, maintain inventory of maintenance and custodial supplies, order supplies as needed from vendor list on web site and keep other necessary and required records.
15. Maintain daily log sheets of ice melt and rock salt.
16. File written reports which explain various building, site and equipment problems.
17. Replace traps, faucet washers, flush valves, drive belts, couplers, automatic filter systems on HVAC, and repair of locker, desks furniture repairs and similar repairs that can be accomplished with common hand tools, plus floor tile and ceiling replacements and other similar “minor maintenance” items.
18. Keep the building in a safe and orderly condition.
19. Perform duties and assignments in an efficient and timely manner.

Qualifications
1. Successfully perform Building Custodian II or III essential functions as evidenced by the Building Custodian II or III mastery check-off list.
2. Successful completion and valid Aquatic Facility Operator (AFO) license preferred and/or the completion of AFO within the District’s time frame.
