Estimating/Purchasing Manager

What would be expected of you:

• Work closely with the design department for projects in the Precon Phase prior to contract.
• Responsible for all submittals to HOA’s, Architectural Review Boards, Permits and Utility applications
• Responsible for performing all estimating functions.
• Responsible for bidding all upcoming projects and negotiating unit cost to potential bidders and suppliers with detailed scopes of work prior to being in the field.
• Responsible for growing our subcontractor and supplier base.
• Responsible to assign the subcontractors and approve the final project scope and bid.
• Negotiate General Requirement items such as dumpsters, stone, toilets, etc. to ensure we are receiving the best competitive pricing annually using our previous year buying power.
• Responsible for writing and presenting the contract to the client in coordination with Ownership
• Produce negotiated rates for all subcontracts to better predict the bid amount
• Work with Ownership to grow the company for a leadership team perspective

Qualifications:

• 4 Year College Degree required or equal
• 5-7 years of Estimating/Purchasing experience required
• Experience with BuilderTrend or equal Project Management Software required
• Expert in residential pricing/costs and cost coding
• Must be an expert with Bluebeam or equal
• Must be experienced in quantity take-offs.
• Must have the ability to lead a project estimate.
• Must have the ability to read drawings, write scopes of work and interpret specifications.
• Computer skills required – Microsoft Project, MC2, Microsoft Office Suite (Excel, Word, Outlook), Bluebeam or equal, Chief Architect, Buildertrend, etc.
• Knowledge of Cleveland market required.
