Job Title: Property Manager
Reports to: Director of Property Management
Status: Non-exempt
Pay Range: $22.00-25.00 per hour, depending on experience
Position Summary:
Over-the-Rhine Community Housing is seeking a Property Manager to join our team of dedicated professionals in ensuring that Over-the-Rhine and other communities in which we are invested remain inclusive and benefit low-income residents. OTRCH owns 127 buildings and manages over 700 units of housing in Over-the-Rhine, Lower Price Hill, and Northside. The OTRCH portfolio is expanding to surrounding neighborhoods.
The Property Manager is a full-time position responsible for overseeing HUD, LIHTC, HOME, and market-rate properties in the OTRCH portfolio. A highly organized individual, the Property Manager is an outward-facing delegate of OTRCH, cultivating and maintaining positive relationships with residents, community partners, and law enforcement. The Property Manager is responsible for mediating resident conflicts/issues as well as consistently reviewing physical buildings, grounds, and individual units. This position requires an empathetic lens while conserving and enforcing the responsibilities of the Property Manager.

Requirements:
- High school graduate, GED, or further education.
- Valid driver’s license and access to personal vehicle.
- Property Management experience, and knowledge regarding applicable local, state, and
federal housing laws and regulations preferred.
- Experience using Yardi Voyager or other Property Management software preferred.
- Proficient in Microsoft Office applications.
- Ability to adapt to new software systems and processes.
- Must have the ability to work independently, stay organized, and problem solve.
- Excellent customer service, written, and verbal communication and interpersonal skills.
- A strong desire to house prospective residents.
- Ability to walk up/down multiple story-properties
Specific Responsibilities:
- Work in tandem with the Property Management Team.
- Attend Blended Management meetings and work directly with Resident Services
(social workers and case managers).
- Cultivate positive relationships and community with residents.
- Ensure resident issues are dealt with in a timely and proper manner.
- Perform annual inspections of apartments to identify and address housekeeping and
maintenance concerns.
- Make regular visits to properties to ensure buildings/grounds/units are wellmaintained.
- Review housekeeping or other physical property issues which are reported.
- Mediate resident conflicts and/or complaints as necessary.
- Work with community organizations that may provide service and support to
residents.
- Work and coordinate with law enforcement regarding any applicable issues.
- Promptly report any liability and/or property incidents to the Dir. of Property Mgmt.
- Deliver letters/notices/evictions, enforcing lease terms and overseeing eviction
filings.
- Participate in training and professional development opportunities.
- Organize and maintain disciplined filing system(s).
