What are the responsibilities and job description for the Sales advisor position at Overlook Communities?
Overlook Communities -
The Sales Advisor will interact directly with customers via emails, phone calls, and in-person contact to answer questions, provide guidance, increase sales, and elevate their experience with the Overlook Life Care Community (OLCC).
Must have the ability to evaluate the expressed objections, needs and desires of OLCC prospects and to communicate market trends and reports to the Marketing & Sales Director.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Execute prompt inquires’ follow-up, lead through phone and in writing
Develop and maintain relations with prospective referral sources
Collects confidential application data from prospects and processes to the appropriate department / individual in a timely manner
Works together with the Marketing Coordinator to create an efficient move-in process for the prospect
Accurately explains and assists with complete residency procedure, from initial inquiry through move in
Communicates in-depth knowledge of standard and optional services, prices, residency agreements and administration guidelines under which the community operates
Averages a total of 10 voice to voice telephone calls per day, or 50 per week
Average 2 new tours per week, 2 repeat tours per week, 1 home visits per week, and 1 creative follow-up per week
Completes the sales cycle with new and existing prospects by making initial contact, establishing rapport, providing follow-up and closing in a professional, efficient and timely manner
Assists in reaching and maintaining occupancy goals. At a minimum meeting bond covenant requirements
Maintains accurate records on prospects, residents and additional contacts in manual and database files
Inputs into database and maintains current lead information from telephone contacts and appointments that are consistently accurate and up to date
Participates in open houses, luncheons, trade shows and public relations / marketing events both on and off site
Attends Marketing / Sales meetings
Conduct common on-site administrative functions
Answers all inquiries accurately over the telephone and during appointments
Follows through on all web requests within 8 hours of request and documents interest in database for future follow through
Keeps current with competitive data and trends
Identifies and suggests innovative approaches and participates in implementing performance improvement opportunities
Demonstrates on a consistent basis individual and team behavior that supports the philosophies of OLCC and The Overlook Way
Consistently upholds the mission, values and code of ethics of OLCC
Maintains confidentiality and is a role model to other employees
Performs additional job duties as assigned and directed
QUALIFICATIONS
Associate’s degree required, Bachelor’s degree preferred, or equivalent work experience
Experience in Sales, Real Estate Sales, Marketing or Business preferred
Customer-oriented attitude with a passion for providing exceptional service
Excellent interpersonal communication skills, with an emphasis on negotiation and persuasion techniques
Ability to multitask, prioritize, and thrive in a fast-paced and target-driven environment
