The Maintenance Manager is responsible for leading a high-performing team to ensure the Overture Center for the Arts operates safely, efficiently, and in a welcoming condition for guests, artists, and staff. This role provides hands-on oversight of day-to-day operations, vendor coordination, budget management, event logistics, maintenance, and team development.
Team Leadership & Development
· Hire, supervise and manage the Maintenance and Custodial teams with clear expectations, communication, and accountability.
· Conduct performance evaluations, set individual goals, and identify professional development opportunities.
· Provide mentorship, coaching, and resources to grow technical and leadership capabilities within the team.
· Foster a positive, collaborative, and inclusive work environment aligned with Overture’s cultural beliefs and JEDI principles.
Vendor & Budget Management
· Work with vendors and contractors to obtain quotes, negotiate contracts, and oversee services.
· Ensure quality standards are met while maintaining cost-effective solutions.
· Assist with annual budgeting and capital planning; monitor facility-related expenses to stay within budget.
· Maintain vendor relationships and evaluate service performance.
Work Order & Maintenance Oversight
· Use facility management software (CMMS) to assign, track, and ensure timely completion of work orders.
· Oversee preventive maintenance to support longevity and efficient operations of building systems and equipment.
· Manage inventory of maintenance and custodial supplies, tools, and spare parts.
Time & Attendance Monitoring
· Review employee time clock data for accuracy and compliance with policies.
· Monitor adherence to schedules, manage overtime, and support time-off planning.
Event Setups & Logistics
· Oversee setup and breakdown of events to ensure alignment with organizational and client expectations.
· Coordinate with internal departments, production teams, and event planners to execute logistical needs.
Facility Inspections & Quality Control
· Conduct regular inspections to ensure cleanliness, safety, and operational readiness across the facility.
· Proactively identify and address maintenance issues or facility risks.
Meetings & Communication
· Lead regular team meetings to review priorities, share updates, and address team concerns.
· Maintain open and effective communication with other departments to support organization-wide operations.
Education & Experience
· Minimum of 6 years progressive experience in maintenance and building operations.
· Minimum of 2 years in a supervisory role; union experience is preferred.
· HVAC, Chillers and Boiler Certification is preferred.
Knowledge, Skills, & Abilities
· Proficiency in mechanical, electrical, HVAC, plumbing, and computerized building systems.
· Familiarity with boilers, chillers, and cooling tower operations and maintenance.
· Skilled in the use of CMMS software and Microsoft Office Suite; experience with BAS and scheduling software preferred.
· Strong organizational, problem-solving, and interpersonal skills.
· Ability to respond to facility emergencies 24/7 as needed.
Working Conditions
· Must be able to use a computer, tools, and equipment related to building maintenance and repairs.
· Ability to climb ladders and stairs, access rooftops, and perform inspections.
· Frequent exposure to noise, heat, chemicals, and confined spaces.
