What are the responsibilities and job description for the Facilities Technician II position at OWA Parks & Resort?
DUTIES AND RESPONSIBILITIES:
- Complies with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area
- Repairs or replaces defective equipment, components, or wiring
- Tests electrical circuits and components for continuity, using electrical test equipment
- Reassembles and tests equipment following repairs
- Inspects and tests systems to verify system compliance with plans and specifications and to detect and locate malfunctions
- Records and reports all faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders
- Tests pipe or tubing joints and connections for leaks, using pressure gauge or soap-and-water solution
- Adjusts system controls to setting recommended by manufacturer to balance system, using hand tools
- Recommends, develops, and performs preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filters
- Inspects belts, checks fluid levels, replaces filters, greases bearings, seals; repairs or replaces broken parts
- Calibrates and repairs pneumatic systems, as needed
- Replaces broken windows; repairs doors, door locks and closets; installs window blinds
- Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
- May operate a computer which controls and monitors mechanical equipment and utility systems
- May repair electrical locks and control panels to maintain building security
- Responds to emergencies as required and trained
- Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures
- May move furniture; may assist others with production of conference center or amphitheater events
- May obtain estimates for supplies, repair parts; orders parts as needed
- Assists with other work in coordination with repair and maintenance teams
- Installs, connects, and adjusts thermostats, humidistats and timers, using hand tools
- Generates work orders that address deficiencies in need of correction
- Cuts and drills holes in floors, walls, and roof to install equipment, using power saws and drills
- Wraps pipes in insulation, securing it in place with cement or wire bands
- Makes general plumbing repairs as needed
- Measures, cuts, threads, and bends pipe or tubing, using pipefitter's tools
- Fabricates, assembles and installs duct work and chassis parts, using portable metal-working tools and welding equipment
- Other duties as assigned
REQUIRED QUALIFICATIONS: (please ensure you meet the listed requirements prior to applying)
- High School diploma or GED
- Must have completed at least two (2) maintenance certificates such as: Universal Refrigeration Certification, NFPA96, recreational water treatment, CPO (Certified Pool Operator), CSP (Certified Service Professional), Level I Locksmith Certification (http://www.lsieducation.com/), or other such Facilities Maintenance certification
- Must have at least three years general commercial property maintenance experience
- Must have good hearing and eyesight
- Must have ability to read, write, and understand English
- Must have a valid and current State Driver’s License and an insurable driving record for purposes of driving company vehicles as required
- Willing to work odd and irregular hours including nights, weekends and holidays
- Willing to travel and participate in training as recommended or required
