Job Title: Property Manager (with Ownership Potential)

Company Overview: We are a small, family-owned boutique property management company specializing in the management of short-term rental properties inn the North Myrtle Beach area. We are looking for an energetic, experienced, and motivated Property Manager to join our dynamic team and contribute to the continued success and growth of our business. As part of our team, you will work collaboratively with local, experienced staff who share a strong customer-focused approach. The role offers an exciting opportunity for future ownership in the business and reports directly to the owner(s) of the company.

Core Responsibilities:

1. Property Owner Management:

• Serve as the primary point of contact for property owners.
• Communicate regularly with owners regarding property performance, market trends, and key updates.
• Provide advice and recommendations on property enhancements to maximize rental income.

2. Financial Reporting:

• Prepare financial reports for property owners, including rental income, expenses, and maintenance costs.
• Ensure accurate invoicing, tracking, and timely payment of expenses related to property upkeep and guest services.
• Assist in budget planning and financial forecasting for each property.

3. Guest Relations:

• Ensure an outstanding guest experience by managing guest inquiries, booking processes, and check-ins/check-outs.
• Handle guest concerns or issues promptly and professionally, ensuring high satisfaction rates and positive reviews.
• Monitor guest feedback and identify opportunities for improvements.

4. Maintenance Oversight:

• Oversee day-to-day property maintenance, coordinating repairs, inspections, and upgrades to ensure properties are in optimal condition.
• Build and maintain relationships with trusted local contractors and vendors.
• Implement preventative maintenance plans to minimize downtime and disruptions.

5. Housekeeping:

• Oversight of housekeeping function along side of Housekeeping Supervisor to ensure properties are cleaned and prepared to meet high standards between guest stays.
• Work closely with housekeeping teams to ensure smooth turnovers and attention to detail in property presentation.

Qualifications:

• Minimum 3 years of experience in property management, with a focus on short-term rentals.
• Strong understanding of the short-term rental market, including industry trends, pricing strategies, and guest expectations.
• Excellent communication and interpersonal skills, with the ability to build and maintain strong relationships with property owners, guests, and team members.
• Proven ability to manage multiple properties, contractors, and operational tasks simultaneously.
• Highly organized and detail-oriented with excellent time management skills.
• Proficient in property management software such as Escapia/VRBO and basic financial reporting tools such as QuickBooks.
• Energetic, proactive, and collaborative approach to work.
