The Senior Project Manager will have primary responsibility for coordinating and managing all parties and processes involved in construction projects utilizing a variety of project management techniques, software, procedures, and processes with the goal of meeting the project objectives of scope, budget, schedule and quality.
This requires the ability to manage and hold accountable all members of project teams and to develop appropriate processes for design, construction, and development and hold parties accountable to them. The Senior Project Manager will assist with project organization, management, and execution from the due diligence and programming stages through construction completion and project turnover.
Essential Functions
Bachelor's degree (BA/BS), preferably in Construction Science, Engineering or Architecture
12 years of experience in design and construction project management; experience on two sides of the business (i.e., consultant, owner, owner rep, contract/architect, contractor, engineer) is a plus
Experience in related fields helpful
Experience reading, interpreting and cross-referencing drawings, specifications and contract documents
Experience with project management, document management, and scheduling software
Experience with Microsoft Office platforms is required with emphasis on Word, Excel, and Project

Essential Functions
- Coordinate internal project team meetings to solicit and document management input, project needs and requirements, and to provide project updates.
- Serve as primary point of contact to all consultants and contractors. Provide direction to consultants and contractors across all aspects of design and construction. Manage performance expectations of all consultants and contractors.
- Provide timely reports and presentations on project development, progress, and budget.
- Organize the interview and selection processes for consultants and contractors to include requests for proposal, verifying scopes of work, and analyzing proposals and bids.
- Administer consultant agreements and contractor contracts.
- Coordinate consultants and contractors from conceptual design through construction.
- Coordinate and manage project design and construction meetings.
- Track all design and construction issues and hold the appropriate parties accountable for issues through completion and/or correction.
- Develop and maintain project budgets and obtain initial project approvals.
- Manage cost control activities during design and construction and coordinate approvals with
- Review project drawings and specifications for coordination, accuracy, and completeness.
- Manage internal and external reviews of and corrections to project drawings and specifications to produce a fully coordinated, permittable and buildable set of contract documents.
- Develop and maintain project schedules and hold parties accountable; analyze contractor schedules.
- Develop and manage quality control plan and ensure quality and compliance with documents.
- Process consultant invoices and contractor pay applications to ensure compliance with budget.
- Resolve project conflicts with management, consultants, and contractors.
- Manage digital project documentation from design and construction to project turnover.
- Collect and review project close-out documents for accuracy and completeness and coordinate project turnover to property manager or Owner/Client.
- Support Director of Design and Construction with project organization, management, and execution from due diligence and programming through project turnover.
- Participate in the development of Project Managers by provide guidance, advice, and lessons learned.
