What are the responsibilities and job description for the Leasing Associate position at Oyster Park Apartment Community?

· Performing sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.

· Welcome resident, community guests, and vendors in a warm and enthusiastic manner, both in-person and on the phone.

· Inspecting apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.

· Prepare welcome gifts for new tenants.

· Schedule and perform welcome check-ins to all new residents to assess their move-in experience, and to improve on future move-ins

· Plan and execute tenant events for the purpose of connecting residents, cultivating friendships and building Oyster Park brand

· Assist in coordination of in-house residential services including package delivery, business hours lock-outs, etc.

· Coordinate maintenance appointments with tenants

· Ensuring that the community and model units meet Dewberry standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community’s maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.

· Monitor amenities and parking throughout community i.e. gym, cabana, pool.

· Using the on-site property management software (Yardi, YieldStar, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.

· Following-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.

· Facilitate renewal check-ins: contact tenants nearing the end of their lease term to express renewal options and to determine satisfaction with their current arrangements and the community.

· Executing and performing activities in support of the community’s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates and ensuring that lease renewal documents are signed and implemented on time.

· Responding quickly and courteously to resident and client/owner concerns and questions and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).

· Special projects and other responsibilities as may be determined.

· Excellent customer service skills; ability to successfully interact with residents, retail tenants, vendors & contractors.

· Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.

· Maintain a neat, clean appearance at all times. Subject to company dress code.

· Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.

· Ensure that the operations of the property complies with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

· Complete assigned work in a timely manner, maintaining detailed notes and log of expenses and completed work orders and audits them for status, and communicates work order status via email or paperwork.

· Able to work without direct supervision.

· Follow established company policies and those outlined in the Employee Handbook.

· Qualifications and Requirements:

  • High School and College Degree Required.
  • One-year leasing or hospitality experience preferred.
  • One to two years customer service experience preferred.
  • Excellent verbal and written communication, organizational, and time management skills.
  • Communications must be professional, clear, and concise.
  • Ability to handle difficult residents and utilize exceptional guest recovery skills to ensure guest satisfaction.
  • Ability to multi-task and remain composed at all times.
  • Excellent data entry and computer skills with a strong knowledge of Microsoft Office, including Word, Excel, PowerPoint, and Outlook.
  • Work positively in a team environment.
  • Must be dependable and available to work on weekends and evenings (for tenant functions or events) if needed.
  • Develop and maintain positive working relationships with others to help reach common goals set forth.
  • Professional and groomed appearance and demeanor.

· Physical Demands and Work Environment

  • Ability to lift, pull and carry up to 50 pounds.
  • Must be able to walk and stand for up to 8 hours.
  • Must be able to bend, stoop or kneel to access files.
  • Continuous repetitive actions.
  • Must be able to see the computer screen, paperwork, etc.

Job Type: Full-time

Pay: Up to $45,000.00 per year
