P&R Companies is seeking an experienced, highly motivated Maintenance Technician for our newest 140-unit multifamily development, Cannery Square North in Eau Claire, WI, opening May 2025. The ideal candidate is experienced and is expected to coordinate and maintain Property Maintenance. Responsible for assisting with operation troubleshooting, diagnostic testing, and repairs on a residential complex, industrial systems, grounds, and maintenance equipment for assigned properties.

SKILLS AND RESPONSIBILITIES
· Execute maintenance/upkeep of rental units performing carpentry work, painting, and repairing basic maintenance issues such as running toilets, leaking faucets, unclogging fixtures, and troubleshooting maintenance systems.
· Perform routine preventative maintenance actions and maintain organized records and documentation of work completed.
· Perform apartment maintenance in between residents such as painting, rekeying/replacing locks, replacing flooring, etc.
· Fulfill electronic maintenance & work order requests from residents and the Maintenance Supervisor.
· Provide landscaping and garbage removal during all seasons, and snow removal in winter.
· Must be able to think critically using logic and reasoning to identify strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.
· Keep properties safe and clean for residents.
· Ability and willingness to learn, and take directions from Supervisors, and Property Managers.
· Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.
· Have a safety-first mindset in all work performed, and keep shop and equipment organized.
· Ability to use technology such as smartphones, tablets, computers, web-based applications, and building automated systems, etc.
· Maintain a neat and clean appearance.
· Ability to communicate clearly with residents, coworkers, and vendors.
This assignment will be Monday – Friday, day shift, on-call during nights and weekends
MINIMUM REQUIREMENTS
· Be self-motivated and have the ability and drive to work independently but also work cohesively with a team.
· Must possess a valid driver's license with a clean driving record - shared use of Company Vehicle available.
· Regular attendance, reliability, and punctuality are required to succeed in this position.
MINIMUM QUALIFICATIONS
· Must be age 18 or older.
· Experience in property management maintenance is preferred.
· High School graduate or equivalent.
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
· Must have the ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders), and safely install rigging/lifting devices
· Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
· Involves movement between departments, floors, and properties to facilitate work
· Ability to speak clearly so others can understand you
· Ability to read and understand the information presented orally and in writing
· Regularly required to utilize vision abilities allowing reading of printed material, drawings, and schematics
