Position Overview
The Project Manager is responsible for the optimal technical and financial performance of their assigned project. Ensure quality of design process : plan, coordinate, and manage Contract Documents and assist in Construction Administration as necessary. Develop and implement Project Schedules and budgets, promote effective client communications and negotiate addendums, change orders, and assist in marketing.
Responsibilities
- Perform an initial contract review to ensure full understanding of the requirements.
Assure that the following items are included in the written agreement :
Clear articulation of the work scopeSchedule of “deliverables” including description, due dates, standards of acceptance (i.e., number of revisions) and any additional information / documentation required in reportsProject start and completion time lineLDI compensation clause stating terms (hourly rates, fixed price, etc.), amount of compensation and collection date, as well as, the client contract authorized to make commitments, changes, sign-off, etc.Billing information including invoice mailing location, required documentation and any special instructionsIf any of the above items are not addressed, it is the Project Manager’s responsibility to notify the assigned Associate Principal or Principal and seek resolution. It is LDI’s policy that ANY changes to ANY of the items above are to be submitted in written form and signed by authorized LDI and client representatives.
Provide documentation and any other required information to initiate and administer a project. This includes appropriate architectural and administrative staff data for generating a project number, task codes, etc.Develop all work scopes and prepare working budgets for projects, subcontracts and all related addendums for submittal to Associate Principal or Principal, as appropriate.Develop a Project Schedule and Budget for each project assignment, secure approval, and manage project staff, subcontractors and resources. Prepare monthly Project Status Reports on the project’s financial status, technical progress and schedules.Negotiate addendums and subcontracts. Assist in contract negotiations and budgets (consistent with company policies).Staff kick off meeting.Client kick off meeting.Coordinate commitments of staff needed with overall studio schedule coordinator.Function as main communications conduit for clients regarding project requirements and communicate the information to all team members throughout the project’s duration.Schedule project team meetings and communicate all technical and other project information to team members, across all disciplines. Perform project and quality control reviews to assure that the project exceeds client expectations.Provide thorough and accurate project filing and documentation (including both hard copy and electronic media).Assist C.A. Group in reviewing and approving shop drawings, answer field questions and dispose all RFI’s, FC’s and CO’s.Mentor team staff, provide technical assistance and serve as resource to the staff-at-large in specific areas of expertise. Train team members as applicable.Administer career development plans and annual evaluations for each direct report.Provide all project staff members with accounting and budget information for an accurate recording of labor and expenses (accounting codes, project numbers, etc.).Develop staffing plan and staff scheduling and review / approve time sheets.Review all financial reports for thoroughness and accuracy (in keeping with policy guidelines) and notify the Controller in a timely manner of any needed corrections.Review all invoices for accuracy and contract compliance (project / contract number, address, format, content, etc.) and insure that invoices are properly submitted.Document and obtain all necessary change orders and addendums, in a timely manner. Handle contract changes before (not after) work / services are provided. While the Project Manger should anticipate work scope changes in most situations, where changes could not be anticipated, the PM is expected to notify the client and start the change order process immediately and communicate these changes to the assigned Principal, Associate Principal and project team.Notify the Group Principal and CFO of any “red flag issues” which could involve claims against the company, its staff or its subcontractors.Collect payments for services rendered on a timely basis.Deliver projects within budgets at or above initial profit estimates.Provide an accurate assessment of project performance (both positive and negative) to Sponsors and Principals-in-Charge so that all resources can be directed to serve the best interests of our clients.Maintain client relationships by developing new business with assigned clients and participate as requested in proposal development and presentations.Manage the design team as well as staff memberSupervisory Responsibilities

Education : Bachelor of Architecture, or equivalentExperience : Recommend 7 years minimum architecture experience with at least two years of Project Management exp.License : RecommendedSoftware Proficiency : AutoCad 2014 (desirable), REVIT a plus, Word, Excel, Microsoft Project, Photoshop and InDesignBuilding Type : Single Family / TH Residential
