Reporting to the Purchasing Manager, as the Estimator you will analyze costs and prepare estimates to facilitate the construction of new homes. You also provide knowledge of costs and benefits that support profitable business decisions.
Your Day-to-day Responsibilities Will Include
You primarily work in an office setting during regular business hours and field visits will often be required and are expected on a weekly basis. Additional work hours may occasionally be required.

Job Overview
Reporting to the Purchasing Manager, as the Estimator you will analyze costs and prepare estimates to facilitate the construction of new homes. You also provide knowledge of costs and benefits that support profitable business decisions.
Your Day-to-day Responsibilities Will Include
- Completing and/or reviewing plan take-offs and estimate job files to ensure accuracy and completeness.
- Estimate material and labor costs while identifying costs savings opportunities.
- Maintain a directory of suppliers and trades while fostering positive relationships.
- Solicit and review quotes at direction of Purchasing Manager and remain up to date on pricing and options.
- Prepare and distribute variance purchase orders, change orders, and other required documents to suppliers or trades.
- Review and report on weekly takeoff and estimate variance purchase order report.
- Work with construction to determine source of variance purchase order requests.
- Walk homes with Construction Managers and Area Construction Managers to resolve plan and take off issues.
- Ensure accuracy and cohesion of purchase orders and budgets.
- Coordinate with Purchasing, Production, and Construction teams on plan and specification changes.
- Evaluate and analyze plan and product budgets for trends within neighborhoods or across plan lineups.
- Develop and maintain estimating procedures and processes.
- Monitor project budgets throughout the project lifecycle.
- Prepare and review monthly accrual budgets.
- Maintain and verify engineering and wind brace designs.
- Estimate and price approved custom option requests from sales and design center.
- Estimate and track Lot Related cost estimates for new and current communities and phases.
- Assist starts coordinators with any city rejections that involve architectural and/or engineering.
- Actively monitor material deliveries and material usage to ensure correct installation.
- Work with Area Construction Managers to address material misuse.
- Audit weekly sample of jobs for correct purchase orders and addendum issues.

- High School Diploma, or equivalent.
- Minimum 3 years of estimating related experience in residential construction.
- Prior experience working in Residential Construction industry is required.
- Satisfactory verification of criminal record check.
- Strong ability in reading architectural plans.
- Proficient in using office equipment, Microsoft Office programs (Outlook, Word, Excel), Adobe and estimating software (BuildPro, SupplyPro, NewStar).
- Knowledge of reading plans and working with DWF/DWG is an asset.
- Experience using BuildPro (Hyphen), and NewStar is preferred.
