Position Overview
Freeport Studios is seeking a dedicated and experienced Hotel / Property Maintenance Manager to oversee the upkeep, maintenance, and improvement of 200 room facility and grounds. This individual will play a critical role in ensuring that all facilities, systems, and equipment function efficiently and contribute to providing an exceptional guest experience. While there are management responsibilities, the majority of the time will be spent performing the required tasks versus an administrative role.
Key Responsibilities
Maintenance Operations:
Supervise, coordinate, and perform routine and preventive maintenance for all areas of the property, including guest rooms, public spaces, grounds.
Troubleshoot and repair electrical, plumbing, HVAC, carpentry, and other building systems.
Team Leadership:
Recruit, train, and manage the maintenance team to ensure high performance and adherence to safety and quality standards.
Develop and oversee staff schedules to ensure appropriate maintenance coverage and on-call presence.
Property Inspections:
Conduct regular inspections to identify and address maintenance needs or safety concerns proactively.
Ensure compliance with all local, state, and federal safety and environmental regulations.
Budget & Inventory Management:
Develop and manage the maintenance budget, keeping costs in check while maintaining high standards.
Maintain an organized inventory of tools, supplies, and equipment, ensuring timely procurement.
Emergency Response:
Respond promptly to maintenance emergencies and urgent repair needs to minimize disruptions to guest satisfaction.
Implement and oversee disaster recovery and safety procedures, including fire prevention and evacuation plans.
Collaboration:
Partner with department heads to address maintenance-related concerns and support hotel operations.
Work with outside contractors and vendors for specialized repairs or projects as required.
Qualifications
Proven experience as a Maintenance Manager or in a similar role, preferably in the hospitality industry with a minimum of 5 years of experience.
Strong knowledge of building systems, including HVAC (PTACs), electrical, plumbing, carpentry, and fire safety.
Excellent organizational and leadership skills, with the ability to manage a team effectively.
Familiarity with maintenance management software and tools.
Ability to prioritize tasks, manage time effectively, and solve problems under pressure.
Strong communication skills, both verbal and written.
Certification or licensing in one or more trades (e.g., HVAC, electrical, plumbing) is preferred.
Physical Requirements:
Ability to work on your feet for extended periods and lift/move heavy objects as required.
Willingness to work flexible hours, including weekends and holidays, as needed.
