As we continue to scale, we are seeking a highly motivated Acquisitions and Development Associate to drive deal sourcing, underwriting, and asset repositioning strategies.

Job Summary :

The Acquisitions and Development Associate will play a critical role in identifying, evaluating, and executing real estate investment opportunities. This individual will focus on sourcing acquisitions, underwriting deals, and managing development efforts post-acquisition to enhance asset value. The ideal candidate has a strong background in real estate investment, financial modeling, and project management. This position will start as part-time (20-30 hours per week) with the potential to transition into a full-time role as Pacific Partners continues to grow.

Key Responsibilities :

Acquisitions & Deal Sourcing :

  • Identify and source acquisition opportunities, including off-market and brokered deals.
  • Build and maintain relationships with brokers, property owners, lenders, and real estate professionals to generate deal flow.
  • Conduct market research and analyze investment trends to support acquisition strategy.
  • Assist in negotiations, structuring transactions, and closing deals.

Underwriting & Financial Analysis :

  • Perform detailed financial modeling, including cash flow projections, return analyses (IRR, cap rates, MOIC), and sensitivity testing.
  • Assess deal viability using real estate fundamentals, market comps, and risk-adjusted investment criteria.
  • Assist in preparing investment memorandums and presentations for internal and investor review.
  • Development & Repositioning :

  • Collaborate with architects, contractors, and property managers to develop repositioning strategies.
  • Oversee development timelines, budgets, and execution for value-add improvements.
  • Ensure efficient permitting, zoning compliance, and construction management where applicable.
  • Monitor project performance and ensure alignment with underwriting projections.
  • Qualifications :

  • 3-6 years of experience in real estate acquisitions, development, or investment analysis.
  • Strong financial modeling skills in Excel and familiarity with real estate underwriting software (Argus, CoStar, etc.).
  • Experience in sourcing and executing real estate transactions.
  • Knowledge of development processes, value-add renovations, and capital improvement strategies.
  • Strong communication, negotiation, and relationship-building skills.
  • Ability to work independently and thrive in a fast-paced, entrepreneurial environment.
  • Compensation & Benefits :

  • Salary : $40,000 - $60,000 per year (based on 20-30 hours per week, DOE).
  • Performance-based bonuses.
