Job Description & Responsibilities :
- 2 sites/campus-5 miles distance
- 10 building per campus
- Mobile aspect of position-transportation will be needed to get to campus, other driving will be coordinated with company vehicle once on site/between sites
- Individual will receive work order per task and be responsible for responding, correcting, and closing out in work system.
- Working under close supervision, assists in monitoring building system operations and performance.
- Utilizes several trade skills such as carpentry, plumbing, electrical, painting, heating and cooling.
- HVAC troubleshooting
- Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
- Performs assigned day-to-day repairs, emergency and preventive maintenance.
- Completes maintenance and repair records as required.
- Reviews assigned work orders.
- Estimates time and materials needed to complete repair.
- Orders necessary materials and supplies to complete all tasks.
- Assists with installation and modification of building equipment systems.
- Assists with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, drains, shop, and HVAC.
- Inspects new installation for compliance with building codes and safety regulations.
- Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
- Performs carpentry, furniture assembly and locksmith tasks as needed.
- Responds quickly to emergency situations, summoning additional assistance as needed
Skills & Qualifications :
- Minimum of 1-2 years' experience building maintenance
- High school diploma or general education degree (GED)
- Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of less than 50 lbs. or more.
- Requires basic analytical skills. Uses personal computer and / or PDA for work order system, email, ESS and training.
- Repair and preventative maintenance of HVAC-filters, greasing, belt checking
- Fixing doors, patching walls, painting, sheet metal work
- Light pluming
- Changing light bulbs, fixtures
- Compressor checks-function
- General cleaning of work area
- Work order management
- Light admin work and training
- Basic computer skills
- Ability to follow safety guidelines outlined from client
- EPA Certification preferred
- Low voltage experience preferred
