Job Summary
The Maintenance Assistant assists with the general operating and repair of the residence and the physical plant to ensure the residents’ of Concordis Senior Living are safe in their homes while enjoying a satisfying lifestyle experience. Other responsibilities may include assisting in ordering and requisitioning supplies and equipment as needed, performing daily, weekly and monthly maintenance inspections, assigning duties and work assignments. Responsible for following established safety rules and policies and procedures of the maintenance department, keeps required records and submits them to the Maintenance Director and Property Management when required, and cooperates with other Team Members.
PRIMARY DUTIES AND RESPONSIBILITIES
The primary responsibility of the Maintenance Assistant is to assist the Maintenance Director in maintaining and operating the physical aspects of the Community. The Maintenance Assistant, under supervision of the Maintenance Director will assist the Community's maintenance program in an efficient, cost- effective manner; safely meeting residents' needs in strict accordance with Concordis’ policies and procedures and in compliance with federal, state and local requirements.
- Maintains the scheduled and unscheduled maintenance on, but not limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
- Maintains the building in good repair and free of hazards such as those caused by electrical, plumbing, heating and cooling systems, etc.
- Assist in handling all situations in the maintenance department according to Concordis policy and/or state/local regulations.
- Responds to maintenance requests by residents for items needing repair in their apartments, including repairing plumbing, electrical, heating and replacing light bulbs as outlined in company policy and procedures.
- Repairs and maintains vacated rooms in a timely manner. This includes painting and cleaning carpets.
- Maintains the smoke detectors, fire alarm and emergency generator systems in good working order, performs test on fire alarm and emergency generator system weekly and keeps required records of test results.
- If required, assist positive communication with local Fire Marshall, building inspector, state elevator inspector, and any other jurisdictions governing the residence.
- Repairs walls, floor coverings, doors, and woodwork in the common areas of the residence.
- Ensures that walls, floor coverings, doors, and woodwork in common areas of the community are properly maintained.
- Assist with plumbing and electrical problems within the residence and determines the best course of action to correct the problem. Diagnose and repair electrical systems including incandescent or fluorescent lighting ballast systems and outlets. Works within the legal scope of local and state codes.
- Assist with the waste removal and pest control.
- Ability to cover other maintenance team members shifts, if applicable, who are absent due to sickness, vacation, etc.
- Ability to assist with move-ins, move-outs and transfers. Including moving of any furniture, personal belongings, etc.
- Ensures safe work practices/procedures are developed and followed, to include those relating to Team Member injuries, prevention, and infection control.
- Checks with Maintenance Director and/or department heads for work orders on a daily basis.
- Reviews material safety data sheets (MSDS) as requested for potential exposure to hazardous chemicals used and takes necessary precautions * Participates in and plans in-service trainings, as necessary. * * Reports to supervisor any resident issues or concerns that may occur while working.
- Strong focus on the safety of all residents’ in order to minimize the potential for fire and accidents. Ensuring that the community adheres to the legal, safety, health, fire and sanitation codes by being familiar with his/her role in carrying out the community’s fire, safety, and disaster plans and by being familiar with current MSDS.
- Ensures that residents and families receive the highest quality of service in a caring and compassionate environment which recognizes their rights and needs.
- Follows departmental procedures including sanitation, safety, and work schedules.
- Follows compliance of community with AHCA and health department regulations.
- Follows proper procedures and storage of all chemicals and equipment.
- Attend all required trainings, maintaining compliance with company policy and State.
- Read, understand and comply with all company policies and procedures.
- May perform other duties as needed and/or assigned
REQUIRED SKILLS AND QUALIFICATIONS

- Must be able to pass a Level 2 background
- Minimum of 2 years’ maintenance-related experience in senior living, hospitality, apartment complex or similar background. Includes working knowledge of plumbing, electrical, carpentry, painting, and HVAC systems.
- Must be an independent worker with good verbal/written communication skills able to multi-task and problem solve.
- Must have good decision-making skills and a sense of safety awareness.
- Proficient in use of computers and computer software programs (Microsoft Word, Excel, etc.).
- Ability to work evening, weekends and minimal travel. * Must be flexible, innovative, persistent and committed to successful completion of assignments.
- Knowledge of building equipment, building codes and building systems (HVAC, plumbing, electrical) in health care facilities.
- Knowledge of all phases of maintenance of HVAC, plumbing and electrical systems. EPA and HVAC certification preferred.
- Training of Material Safety Data Sheet (MSDS) for chemicals or hazardous materials.
- Able to clearly present information through the spoken word. Can accurately communicate, providing the necessary level of detail even under stressful or demanding conditions. Ensures a positive attitude and team orientation is exhibited in verbal and non-verbal communication.
- Supports a dignified and caring atmosphere with residents, residents’ families, visitors and Team Members.
- Protects privacy and confidentiality of information pertaining to the resident, Team Member, residence, company information and records.
- Maintains safe and secure working environment and practices safe working habits.
- Participates in training, in services, and attends meetings as required.
- High school diploma.
- Must possess high-energy/enthusiasm, be a self-starter, have excellent time management skills, a strong initiative, and superior verbal/public speaking skills
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to effectively communicate in English and understand and follow written and oral instructions.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Effective written and oral communication skills are essential.
CERTIFICATES, LICENSES, REGISTRATIONS
Must possess and maintain a safe, valid driver’s license and access to a private vehicle for business use. Any HVAC or certification to be kept current with licensing agency.
