Floating Maintenance Supervisor
The floating maintenance supervisor can expect to be involved directly in completing various maintenance or repair responsibilities. This position covers all Palladium properties, often requires considerable physical exertion in performing tasks related to the repair and maintenance of the building, grounds, mechanical, plumbing, HVAC, electrical, and electronic systems of the property. Good communication, hygiene and customer service skills are necessary at all times. The person filling this position would be expected to step into a Property Supervisor role when one becomes available.

Other requirements
- Valid driver’s license
- Reliable vehicle and insurance is required
- Local vehicle travel is required
- High School diploma or equivalent
- On-call rotation to be determined where possibility of emergency maintenance work is needed.
- Minimum 2 years apartment maintenance experience
- Experienced in completing work orders and make ready unit
- Experienced in appliance repair
- Active 07B Residential Electrical Maintenance Certification preferred
- Working knowledge of maintenance tools required to perform job duties
- Excellent customer service skills
Duties
- Oversee vendors
- Utilizes work order software
- Select, train, and evaluate maintenance team
- Develop specifications for work to be completed
- Continuously review contracts/agreements with vendors who provide supplies or ongoing services. Recommend changes with property manager and Asset Manager.
- Manage area of budget related to the maintenance of the community.
- Assign and ensure that office staff have information they need in order to respond effectively to questions from residents, particularly if the repair will be delayed for any reason.
- Evaluate bids with the property manager and determine which vendors will be selected
- Achieves high productivity through reliable and punctual attendance and report any tardiness, attendance, and disciplinary issues to the property manager.
