Job Description
Our team of results-driven professionals are seeking a Residential Property Manager to join our team. The Residential Property Manager is primarily responsible for the overall management of assigned properties to satisfy the requirements of the owners and tenants. In addition, the Property Manager preserves as well as increases the value of the properties managed, ensures the integrity of the properties and meets the financial objectives of the owners. The PM is to promote the value and growth of Palm Realty Property Management as a whole.
Duties & Responsibilities

- Effectively communicate value proposition to customers and referral sources
- Answer general property management questions from referral sources/owners/tenants
- Look for possible opportunities within the property management industry for growth
- Report daily to tteam on pertinent information
- Report interest in listings and provide general updates to owners
- Negotiate and finalize lease renewals
- Meet potential tenants, perform showings, assess applications following HUD guidelines
- Advertise vacant properties and work with other leasing agents to find tenants
- Inspect properties at acquisition and between tenants, discuss with owners results
- Arrange with team maintenance issues and solutions for property condition issues
- Manage disputes with service providers where appropriate and needed
- Investigative and resolve property complaints or rental violations
- Maintain property rentals by advertising and filling vacancies
- Negotiate and enforce leases
- Assist with maintaining and securing premises
- Establish rental rates, provide market value reports and service listings
- Contract with tenants by negotiating leases and collecting move-in costs
- Resolve tenant/owner complaints, enforce occupancy rules
- Help supervise repairs and required items that need completion
- Enforce agreements, policies and procedures by confronting violators
- Explore opportunities to add value to the property management division
- Investigate and resolve property complaints/rental violations within HOA
- Handle move out process with move out reports to admins and office personnel
- Obtain and maintain knowledge of community association and HOA rules
- Prepare vacant units by working in conjunction with owners
- Maintain a positive presence in Social media marketing boosting visibility
- Maintain relationship with tenants and owners to convert for sales division
- Ensure that the property is legally compliant with local, state, federal, health, safety and housing laws.:
Skills/Qualifications
- MUST HAVE ACTIVE Florida Real estate license
- Negotiating and problem solving skillset
- Familiarity with applicable local, state, federal laws and regulations

Compensation Pay Package: $55,000.00 - $67,500.00 (Base $42,500 $12,500-$25,000 in Bonuses)
