Today we seek a Maintenance Supervisor for our Rice Terrace Apartments and Townhomes property, 177 apartment homes in Columbia, SC who is ready to:
- Work with, train, and supervise our maintenance team. Motivate associates to achieve property goals delivering outstanding customer service to our residents through caring for their home.
- Together with the team, complete work orders and apartment turns timely and according to Palms’ procedures and deadlines. Perform preventive maintenance and work with in-house renovation team – after all, Palms’ goal is to preserve this property for long-term management.
- Collaborate, support, and contribute to the property manager whose shared goal is to achieve a community that earns residents’ loyalty and is financially successful for our owners and employees.
- Develop yourself and your team via Palms’ multiple training libraries, industry designation completion, new-hire and year-round safety training, as well as learning from those around you, including “sister” property teams, regional leadership, and home office employees.

- Position requires at least 3 years' experience in property management maintenance.
- HVAC certification is required. CPO certification can be obtained with Palms.
- Must be able to be in rotating, on-call schedule.
- Possess the desire to lead others, be a role model and a problem solver.
Technology skills:
- Basic computer skills: Must be able to use MS Office 365 platforms and operate a mobile device.
- Must have access to their own mobile device to manage daily operations through Yardi and Microsoft apps.
Communication skills:
- Proficient in English, both written and verbal communication skills are required.
- Bilingual is a PLUS!

This is an hourly, non-exempt position, FLSA Overtime Status position.
