What are the responsibilities and job description for the Resident Services Coordinator position at Palomar Management Group?
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary.
- Managing and tracking expiring leases and month to month residents
- Communicating with residents about their occupancy status and renewal options
- Working closely with management and staff to ensure resident satisfaction and resolve any issues prior to renewal deadlines
- Preparing and issuing renewal proposals in accordance with policy
- Keeping accurate records of customer interactions and transactions
- Negotiating renewal terms and conditions with residents
- Escalating high-risk resident issues to the manager
- Meeting or exceeding renewal quotas
- Manage Month-to-month residents and secure renewals
- Prepares leases; obtains signatures from management and tenants.
- Develop and maintain an on-going resident retention program
- Prepare and send required information to attorneys to process 5 days
- Complete all required updates throughout the UD and Eviction process
- Preparing any additional demand for payment letters
- Completion of collection steps (Call, text, emails)
- Responsible for tracking and collecting rent payments, late fees, and managing financial records.
- Any additional assignments from the management team

- Ability to maintain confidential information.
- Ability to communicate extremely well with a diverse group of personality types both inside and outside of the company.
- Proven record of providing excellent internal and external customer service.
- Excellent oral and written communication skills.
Requirements
- High school graduate
- Minimum 1-2 years Real Estate / Leasing experience.
- Property management software experience with AppFolio experience preferred.
- Experience or knowledge with Senex database
- Excellent communication skills, both verbal and written. Must also present a positive, professional image.
Job Type: Part-time
Pay: $20.00 per hour
Expected hours: No more than 30 per week
Schedule:
- Monday to Friday
- Weekends as needed
