Job Description

Our client is a laboratory company. Janitors provide general cleaning, maintenance, inspection, and related tasks for our client. Regular inspections of the premises will be performed at intervals determined by the client. Our client will provide monthly written reports detailing the status of the cleaning, maintenance, and other services rendered.

Duties and responsibilities include and are not limited to the following:

Daily Cleaning

· Empty all trash/recycle and compost materials from designated bins and dispose of them into the building’s dumpsters. Spot clean receptacles as needed.

· Spot clean entry doors, glass doors, and relight glass to remove fingerprints and spills.

· Clean and sanitize all drinking fountains and kitchen sinks, including areas behind faucets and backsplashes.

· Wipe/disinfect all touchpoints, including light switches, countertops, tables, cabinet fronts, refrigerator, microwave, restroom fixtures, dispensers, and partitions.

· Vacuum/sweep and spot mop hard surface floors, including traffic lanes.

· Restock soap, paper, and sanitizer dispensers using stock provided by the client.

· Check restrooms and kitchens for cleanliness and proper stocking levels (6th Day Service).

Weekly Cleaning

· Dust all accessible horizontal surfaces (except desktops and workbench/equipment surfaces).

· Fully mop hard surface floors in all areas, including detail scrubbing under urinals and replacing urinal mats with stock provided by the client.

· Clean inside microwave ovens and refuse bin cabinets.

· Wipe down seating and table bases.

· Vacuum/detail clean all accessible hard surface floor areas, including around and under workstations and equipment.

· Spot clean relight glass, walls, and doors to remove fingerprints and spills.

· Wipe down restroom partition panels completely.

· Dust ceiling vents in all areas.

Monthly Cleaning

· Dust all ceiling vents and high-dust surfaces over 6’.

· Polish elevator interior stainless steel and wipe down tracks.

· Clean inside refrigerators as per the agreed schedule.

Quarterly Cleaning

Vacuum/dust all window blinds (separate quote provided).

Additionally

· Correct any reported deficiencies of service

· Cooperate to complete any incident report for any incidents

· Comply with each Location’s particular security rules, regulations, and instructions

· Cooperate in any investigation relating to the theft, loss, or violation of the client’s policies

· Report any keys issues that are lost or stolen.

· Maintain security procedures to ensure the safety of client property.

· Safeguard all sensitive information.

· Use central vacuum system and be responsible for emptying and cleaning it as required.

· Ensure chemicals used conform to the workplace Hazardous Materials Information System (“W.H.M.I.S”) regulations and for the safe and appropriate use and disposal of any chemicals.

· Work in compliance with all applicable federal, state, and local laws, including Washington State law

· Other duties and responsibilities within the scope of this job description, as needed

Qualifications

· High school diploma or GED (preferred but not always required).

· Previous janitorial or custodial experience (preferred but not always required).

· Ability to follow instructions and work independently.

· Basic knowledge of cleaning chemicals, equipment, and techniques.

· Good communication skills and the ability to work as part of a team.

· Physical stamina to perform tasks such as lifting, bending, and standing for extended periods.

· Ability to pass a background check.

· Eligibility to work in the United States.

· Availability to work flexible hours, including nights, weekends, and holidays.

· Reliable transportation to job locations.

Physical Requirements

· Ability to lift and carry heavy objects, typically up to 50 lbs.

· Stamina to stand, walk, and move for extended periods.

· Ability to bend, kneel, crouch, and reach overhead frequently.

· Manual dexterity to operate cleaning equipment and tools.

· Tolerance to exposure to cleaning chemicals and varying temperatures.

· Ability to perform repetitive tasks with attention to detail.

· Good vision and hand-eye coordination for detailed cleaning tasks.
