SUMMARY OF ROLE
The Regional Manager plays a crucial role in overseeing operations, sales, and overall performance of multiple Manufactured Housing communities within a specific geographic region. This individual directs the Community Managers and Maintenance teams of several small communities, ensuring they are effectively servicing their communities and on-site residents. Regiional Managers must work automously and possess an advanced understanding of personnel management, organization, planning, inventory control, and budgeting. Parakeet Communities expects all Regional Managers to demonstrate a positive demeanor and exhibit the utmost professionalism.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Manage/oversee a portfolio of communities.
- Ensure District/Community Managers properly reflect the Company’s culture and values while adhering to all policies and procedures.
- Oversee Maintenance teams and fulfillment of Work Orders to ensure facilities are held to the Company standards of quality while satisfying the needs of the Resident.
- Monitor Utility services, Landscaping, and common area amenities that lend to the overall visual aesthetic of the Community.[DL2]
- Confirm work orders are being utilized to handle safety/maintenance issues.
- Review Sign out sheets to make sure all Parakeet tangibles are accounted for with the corresponding pricepoint.
- Review Vendor services and maintain proper documentation for any complications communicated by the Community/District Managers.
- Authorize distribution of late Notices, Eviction Notices, Tow Stickers to non-compliant Residents.
- Develop and oversee Community/District Manager in their management of budgets for each community within your region in order to optimize revenues and control cost.
- Forecast financial performance based on expenses, rent collections, and other controlling costs.
- Endorse the quality of all Manufactured Housing and RV communities: well-maintained, safe, and compliant with local regulations.
- Oversee Payroll, make sure all necessary modifications are made and submitted on time.
- Control expenses and oversree all community collection efforts; manage other financial provisions as needed.
- Conduct site visits with Community and District Managers to assess operations and discuss the condition of the community, residency, staffing, etc.
- Work with corporate management to evaluate and improve processes and policies
- Interview potential Community Managers/District Managers and make decisions regarding hiring, promotions, pay increases, terminations, and other changes in status
- Address and manage Community Manager/District Manager performance
- Supervise, mentor, and train District/Community Managers to ensure they possess the proper skill sets to maintain the community
- Work with corporate management to project the region’s operating budget; monitor community expenditures as reported by Community Managers/District Managers
- Recommend and implement comprehensive solutions for region-specific issues
- Ongoing use of discretion and independent judgment with respect to matters of significance to the Company
- Verify all properties are compliant with zoning laws, and health and safety codes, along with other relevant regulations; identify and implement solutions as needed
- Work alongside Project Managers and Director of Operations on all scheduling and revised Cap X projects taking place within the communities.
QUALIFICATIONS AND EXPERIENCE
- Proficiency in MS Office required, particularly in Word, Excel, and Outlook; familiarity with Rent Manager software is a plus
- 3-5 years’ previous experience in residential property management
- Ability to work autonomously with minimal supervision
- Exhibits positive attitude and professional demeanor
- Strong interpersonal and verbal communication skills to interact effectively with residents, team members, vendors, and property owners
- Exceptional written and verbal communication skills
- Capable of training and developing others
- Ability to perform intermediate mathematical functions
- Knowledge of expense budgeting and cost control
- Capable of identifying, organizing, and planning capital improvement projects
- Excellent organizational and tasking abilities to manage/oversee scheduling, rent collection, and administrative duties
- Leadership qualities that reflect the Company culture and Core Values
- Some knowledge of sales required; real estate sales experience is a plus!
- Understanding of local, state, and federal regulations affecting Manufactured Housing and/or RV communities
- Ability to foster a collaborative and pleasant environment for colleagues and customers alike
