Responsibilities
As a Maintenance Technician, you will oversee daily maintenance operations and ensure the upkeep of the property under the guidance of the Property Manager and Regional Manager. A typical day may consist of such tasks as:
- Diagnosing and performing minor and routine maintenance in a timely fashion
- Ensure all service requests are completed daily
- Accurately document work performed through our electronic work order system
- Inspect vacated units and create make-ready checklists
- Complete special projects as assigned and prioritized by the Property Manager
- Inspect the exterior of the property for needed preventative maintenance or repairs
- Complete or oversee the completion of the preventative maintenance or repairs
- Order parts and supplies and maintain inventory
- Obtain bids and negotiate pricing from outside vendors and contractors
- Perform emergency maintenance (after hours) as needed
- Coordinate with the Property Manager daily
- Perform and report on all work according to the safety standards of the company, OSHA, and health codes
- Keep work areas clean and tidy daily
- Promote positive public relations with residents, co-workers, and company staff through a friendly and courteous attitude.
- Experience with HVAC, plumbing, carpentry, minor electrical, etc.
- Experience with hand tools including tape measure, square, level, hand saw, chisel, cutters, pliers, wrenches, screwdrivers, hammers, etc.
- Experience with power tools, including grinders, drills, various saws, rotary hammers, sanders, routers, planers, nail guns, air compressors, etc.
- Experience with mechanical equipment such as motors, pumps, compressors, blowers, etc.
- Experience with measuring devices such as voltmeters, multimeters, ohmmeters, PH tests, etc.
- Basic computer skills with the ability to use email
- Yardi / Voyager experience preferred
